Advice needed – where to live in/around Crouch End???

Hello all!

I'm 23 weeks pregnant and currently live with my husband in Finsbury Park.

We're thinking of moving to Crouch End or somewhere close by, but we don?t know the residential areas in and around Crouch End very well.

Can anyone tell me which areas are nicer/best avoided/cheaper/pricier etc?

I get the feeling that properties east of the broadway, towards the Haringey ladder, are cheaper but the area is grottier/more dangerous, whereas the properties and the area west of the broadway are more desirable (but pricier). Is this correct? And what about the areas to the north, towards priory rd and Alexandra palace? Any local knowledge, advice and recommendations would be greatly appreciated!

We're looking for a 2-3 bed with outside space for 350-400K.

I would also be interested in your opinions on good local nurseries and primary schools and ? importantly ? their catchment areas.

I saw your other thread last night. Crouch End is great for families. I think you're basically right with the good/not so good areas.

Can't help you much with schools but I believe that Weston Park primary school in Denton Rd is excellent but has a VERY small catchment area which would obviously affect property prices. I've also heard quite good things about Rokesley Primary.

Why don't you post this in the Haringey Local section? I'm sure you'll get more responses.

if that's definitely your budget I'd stay nearer to finsbury park/holloway and check out the local schools. crouch end transport is pants too.

Sorry, I meant a flat. I know we wouldn't get a house for that!

That's good news about Weston Park and Rokesley as they seem to be in cheaper areas than Coleridge, which I had thought was the only good primary (or the best, at least).

We used to live in Finsbury Park, and I think most of the primary schools in the area are quite good - it's the secondary that are terrible. I don't know for sure, but I think you'd struggle even to find a 3 bed flat for that money in Crouch End. Can you not wait where you are for house prices to crash more so you can more easily afford what you want?

Thanks for all the info! It's good to hear that Finsbury Park schools are ok - does anyone know which ones are good? And which ones in Crouch End/FP are best avoided (I'm interested in state, non-religious schools).

If we can't sell our flat then we'll have to wait in Finsbury Park and move later on, but we're keen to move asap as the baby is due in may and we're in a tiny 1-bed at the mo, so it'll be a bit of a squish! Anyone done that before? Is it possible???

which bit of FP? we're towards the Highbury side and as I said we go to a church school.

However, we have good friends who are very happy at Gillespie and Drayton Park schools. Our friends who live just off Hornsey Rd send their daughter to Grafton and are very pleased with it.

We're near hanley road at the bottom of crouch hill, so prob outside catchment for Gillespie and Drayton Park unfortunately.

I know where you mean. Another close-ish neighbour has 2 girls at Stroud Green primary and seems v happy - would that be close enough?

We lived at Alexandra Palace and loved it. All the local schools are good. Our old house is up for sale at the mo but for 570k so I guess out of your range, but perfect for a family.

Just wanted to reassure you in case you have to wait till after your dc is born.

We stayed in finsbury park with ds in our room till he was 10 months. tbh, would have been better to move before he started crawling, but till about 8 months it was fine (I also wanted to move before he was born but things didn't work out). But there's lots to do with little babies in the area, which was very nice.

The streets at the foot of Ally Pally are decent between Nightingale Lane and Redston Road. It's Nappy Valley round there. Loads of families with toddlers squashed into the maisonettes. I actually prefer living in Hornsey to Crouch End; quieter and a friendlier community with quick access to two parks.

I don't know much about schools (yet). I've heard Campsbourne is improving, and decent things about Rokeseley.

I wouldn't buy just yet though; reality hasn't kicked in with sellers and everything is way overpriced. Never catch a falling knife...
