Another one sorry - What to offer on this house?

It came on the market in May 07 for £675k and is now on at £650k.

A house on the same estate went for £600k in Aug 08. This is a bit larger and in much better decorative order than the house we are looking at (which is a midden).

I'm thinking start at £499k going up to around £530k but is this outrageous?

nope sounds about right for a house which has been on market for 18 months. Have you sold yours, as your position will carry a bit of clout with a lower offer.

Why tip yourself over the 500k stamp duty threshold? If anything start at 470 and finish at 499.

How would you feel if house is worth 380 this time next year?

Try low. A house near me was sitting on the market for over a year at 700k. I hear it finally went for 490. They can only say no.

Agree with Sunshine, £450 would be my opening offer with a view to paying £499 tops, you don't have to justify why, the price is set by what the buyer is prepared to pay not by some spiv in a suit calling himself an estate agent.

We have an offer on our house (20% below the August asking price) and a fairly short chain.

Thanks for the advice, makes me feel a bit less cheeky about this offer! Will let you know how it goes if we decide to try for it.

My mum has just sold her house - was on the market for 350k (2 years ago), dropped the price to 295k a few weeks ago and just accepted an offer of 249k.

check out www.ourproperty.co.uk to see if you can see what the paid for it! You register for free and then you can access any house price paid since 1995 (it used to only have from 2000 but they have since extended their years)

It gives you an idea of what it was worth and also you may be aware of what they have done to it to increase its value in the meantime.

We bought our house for a below market price 4 years ago but it was very dated with a pink bathroom, gold taps, an old boiler, horrid carpets and some serious love of yellow knotty pine

Agree about the £500k threshold try and stay below it. State your reasons for your lower than asking price offer. Good luck.

Just to come back and let you know, we offered £499k as a "first and final" offer and they said no. Apparently we are "way off" and they won't consider anything below £585k. Oh and they objected to our chain being too long (3 parties so far).

So what they are looking for is £600k from a first-time buyer. I ventured to suggest they might run the hoover round before their next viewing if so...

I give up. Think we are staying put!

Oh dear, well lets hope a lottery winner decides not to go for the masion in LA and chooses their untidy house instead.
Some people I'm convinced put their house on the market to see how stupid other people are and if they can be parted with their cash.
Perhaps they are hoping for spring bounce

i bought in november at 35% off last summer price and 20% off asking.So 475 max
