wimpey new homes

hi

has anyone had any dealings with wimpey homes and their different deals.

easy move, 75/25 deals.

please can you let me know of your experiences as we have been trying to do a deal with them since june, but they keep changing the goalposts.

hi

first we were having the easy move deal, which is where they market your house, pay estate agents fees, pay legal fees etc. we had 3 agents out to value our house and wimpey gave us an offer which we agreed, then they said they needed to check again to make sure we can have the easy move deal, they came back to us two days later and asked us to knock some more money off our house.

i was v annoyed and told them we weren't giving our house away no matter how much we wanted theirs.

we even had our mortage pre approved by their company, they use halifax, and were ready to put deposit on the house.

we still want to move to the area, but are now considering a nearly new house rather than a brand new house, any suggestions.

i would be inclined to think that they want you to have their house more than you do! Go for a nearly new house in the area or even a refurbished one - better to put an existing vendor in a good mood than a house builder

So basically the market has changed and they want to pay less for your house but still charge you the full price for their house ?

I don't know what wimpy are like but I've lived in a Barratts house and would never buy one of those. Thrown together flimsy boxes.

In my opinion I would be more inclined to find a house on the open market and buy that instead, the builders can hold out on reducing their prices much longer than normal folk can and you have to take a hit on yours then you have to pass that up the chain, it works the same way when house prices are on the increase.
I'd get yours on at a realistic price and see what happens, if you're not desperate then wait and see.
Oh and even if you end up buying a wimpy house check the mortgage deal is a good one compared to others available, you don't have to go with their mortgage.

I love in a Wimpey new build. Whilst I like the house (plenty of rooms and large back garden, the standard of workmanship is appalling.

No matter how glammed up the show home looks, don't be fooled. Go for something else.

Isn't the Easy Mover thing - where they just agree to pay legal fees and help you to move rather than part exchange? The house we are in, some-one had already paid the initial reservation fee and were on Easy Move but were phoned and told they couldn't have the house as theirs had not sold and we were sold and due to exchange (felt really really bad about that for ages).

easy move was where they marketed ours, we had 3 agents out to value ours and then wimpey offered us a price to market it at, the they where paying for hip, estate agents fees and towards legal fees, then we could reserve straight away, if we sell ourselves we aren't allowed to reserve until we have sold ours.

we are looking at a new build village, there is only 800 new homes and school, gricket green, pond, playground, shop, nursey and medical centre.

the house we originally wanted from them has now been sold after being reduced from 190k down to 150k as they weren't selling.

That sounds familiar - do they not only give you about 6 weeks to sell though?

We are on an estate of 95 houses, which is good as we are in a village location.

Whereabouts are you?

we are in northants

we are looking at a new build village, called mawsley.

we live on a new estate at the mo but it is far too big in a main town, but prefer to move somewhere quieter and smaller, especially now we have our daughter.

Ah we are in Norfolk. My sil lived in Brixworth before moving back to Edinburgh.

What house type were you looking at? Our is a Tollerton (on 3 levels)

we were looking at a broughton-3 bed semi with ensuite and downstairs toilet-2 floors.

and a newton-3 bed semi on 3 floors.

we have fors and against on a 3 storey, my main concern is our dd being on a floor underneath us and not on same level, but much more room in 3 storey, but we have noticed there is no storage cupboard downstairs, for things like hoover and ironing board

I quite like the 3 floors but my dc are older (10 & 5). The are above us. I wouldn't have liked it if they were younger or if there was only 1 of them up there.

Our house is quite big overall and has a cupboard in the utility which dh fitted out with coat pegs and we bought shoe racks, so we can store all our gubbins in there. We keep our hoover and ironing board in the boiler cupboard which is on the first floor.

my dd is 4 and bed 2 and 3 are on first floor and bed 1, ensuite, dressing area on top floor so she would be underneath us.
