NORWICH MNers this way please!

I had a thread ages ago when we were looking at villages around Norwich and lots of people were very helpful.

Now we have decided that village living isn't for us and we are thinking about buying within Norwich itself. DH grew up there so has some knowledge of the nice areas but he hasn't lived there for 15 years, and knows nothing about primary schools!

So come on, tell me where are the nice suburbs, with green space and decent state (non-faith) primaries. Our budget is around £250k for a 4-bed.

I'd suggest Golden Triangle or Cringleford/Eaton where there are good state schools, though have to admit I am not familiar with other parts of Norwich).
There is a lovely park between Earlham and Unthank Rd, Heigham Park, which is very close to a good state infant school.

I'd second Golden Triangle - any roads off Unthank or Earlham basically, - Recreation rd Infants and Avenues primary are the catchment schools - both good.

250k for a 4 bed might be pushing it though. Off the Colman rd is a bit cheaper, although scruffier, but it is near Eaton Park which is huge and green - you could probably still get into Avenues school from there (although catchment school is Colman which some people say is a bit less 'middle class' than Avenues, but isn't a bad school at all).

Budget will depend on what we can get for ours and when we sell (not sure if we will even go on the market for a year or so, and who knows what we'll get for our house then?) so it's hard to be too specific but the main thing is I don't think we could afford to go into the 3% stamp duty bracket!

We considered Thorpe St Andrew (not Dussindale though). What type of house are you after?

I don't give a tits about period features but need 4 beds or 3 + convertible loft space, and would prefer not to live on a new-build estate but wouldn't totally discount it.

The schools are fairly good, MB, not as glowing results as the Avenues school, but those are the best SAT results in Norfolk, so hard to compete.

Nice thing about the Golden Triangle is you can walk from their to the City Centre. The walk (or cycle) from TSA into City Centre is horrid (but admittedly, lots of buses).
