anybody trying to sell / sold a house in Edinburgh recently?

What's the market looking like? Is it really dire?

DH and I are thinking of putting house on the market (we'd like to move to a different area) but I don't know if we are just wasting our time.

Any thoughts?

house on my street has been on the market for over 6 months. it is pretty dire. depends on area. are you in a good school catchment?

ha ha! well school catchment is (part of) the reason we are moving.

Good primary - not so good secondary. (we're looking long term)

House is tip top though - all in great condition, original features (it's victorian), good decor etc. Think that will help or is it a lost cause?

Last time I spoke with our property team at work it was taking 4-6 months to sell. It might be worth a go - you never know what folk are looking for (and yours is the type that I woudl go for if we could sell ours!).

Just check how much it would cost you if you didn't sell ie/ would you still have to pay the solicitors/proprty folk something - also I think you only get 6months on the espc then have to pay a further fee. Also there is the cost of printing schedules etc.

If you can afford to lose these outlays then why not give it a go? You can pick up a real bargain at the moment!

A person I work with has just bought in Morningside. Seems fine. Can be difficult to get mortgage apparently.

Houses round here sell within 3 weeks tops.

Wow bloke - unfortunately we are not selling in Morningside (if we lived there we probably wouldn't want to move!).

Think we will give it a try in the spring - sounds daft but I am a keen gardener and I really want people to see the full spelndour of my small, but beautifully planted garden when the bulbs start to come through!

I'm wondering if certain areas are being hit by the downturn more than others.

Thanks BTW meep - we still need to check out how much it would cost. We can probably afford to give it a go for a couple of months. Biggest problem I think we'll have is we have no idea how much we might get for the house - am going to get valuation after Christmas, will keep fingers crossed!

Addicts? In the immediate vicinity, no, no way (at least I don't think so). But in the wider context (say half a mile down the road) oh yes.

um not sure on the primary. Our local primary looks like a collection of scout huts, but is actually really good.

Think I may have implied I live in a really dodgy bit of Edinburgh. to paraphrase Charlie and Lola, I really completely don't.

but it ain't the nicest either.

What is it with the runabouts? I was to poor to even get the bus when I was a student...

i live in a nice bit! imo. schools are not fabulous hence slugish hoose sales. i do however have some inside knowledge on the hoose market and it really isn't v. good. if you are moving up the ladder possibley a good time as the loss you make on your sale will be compensated by the bargain you get on your way up. i would definitely sell first.

are you in leith?

Yes I am. But we're in a nice bit of Leith (which is why I've been to-ing and fro-ing about whether I live in a nice or a grotty bit of Edinburgh).

Truth is I really like Leith and our local primary is really good IMO - but I'm not made keen on the secondary and for various other reasons we're thinking of moving more to the north of west of the city.

Our plan is to sell first and buy later. We're lucky as we don't have a big mortgage so it doesn't really matter how much house prices fall. The further they fall the less it will cost to 'trade up' if you see what I mean.

Is your inside knowledge telling you that it is really v bad? crickey.

there is talk of a lot of redundancies in property firms, or staff agreeing to 4 days weeks and a few firms going bust - so that probably gives you an idea of how bad it is

But thegoat is right - I am an espc addict and am astouded at what we could possibly buy (yes, even in morningside) at the moment!

I know what you mean meep. I've been looking at the espc and am amazed at how cheap some places seem. But then it makes me wonder how much (or should that by how little) we would get for our house!

Hi pruners. Our primary is Hermitage Park.

I've got some good friends round here whose children go there and they say it is very good. Very popular but friendly and inclusive. Has very good results - the vast majority of kids hitting their targets etc.

Apparently the head teacher has been there for many years and is quite a strong character, in a good way IYSWIM!

I also know a couple of people whose children go to Leith primary and they like it. It has a new head teacher who I believe is very good. But I can appreciate you might feel it is not right for your ds. I'm not sure I'd want my DDs going their either as it looks a bit big and scary!
