So has the house price crash started to happen then??

I think possibly so - estate agents have just called exH and advised him to drop the sale price by 10k (currently on at 125) as the prices are dropping so rapidly. It only went on the market at the start of this month !

Nobody "knows" what will happen my educated guess is that house prices normally rise around 5% per year, but since 2001 they have risen 40-50% so 30% off 2007 prices should be about right for the next 12 months, after that all bets are off, who knows.
Have a look on www.zoopla.co.uk should give you an idea what to expect although www.ourproperty.co.uk might give you some exact figures.

I've had a browse of houses added in the last week in our area, OMG - do you want a 4 bedroom (admittedly probably quite small bedrooms and not the greatest of areas for under 70k????)

Autumnwardrobe, they are falling in some bits of Bristol, not as much as here In Dorset, but a bit. My brother is looking to buy there in the spring so we have been keeping an eye on thing using Property Bee which is very helpful. My stepmother put her house on in April for £190k reduced it to £160k after about 2 or 3 months, the agent started talking about reducing again so she has taken it off until the spring, at which point she knows it will be lower still.

I am going to have to sell my house for less than I paid for it , or at leats try to sell as noone is interested so the price crash feels very real to me.

I am hoping to pick up a Dorset bargain though should ours ever sell.
