It is usually moer cost effective in a big refurb to strip right back and get a price for all the plastering instead of room by room iyswim.Has one compnay quoted for it all?

the kithcen and bathroom refitting of client provided units seem a bit expensive, but as there is no size indicated it's difficult to tell. If the kitchen is 5m x5m then this would be cheap; if 1.5m x 2.5m then not so cheap.

the garden; depends exactly how much is being taken away by them; this will need to be disposed of in landfill and depending on the materials taken away this can be quite a costly procedure for any contractor. Ask him for a price per tonne so you can compare it to any other quotes you receive

£1500 and £1800 for overboarding the ceilings (and I assume plastering) seems a bit pricey ime.

It's all a bit in the air really as there is no unit prices (£120 for a whole staircase of spindles is good, but for only one is bad)or prices per sq m so what seems like expensive might actually be very reasonable.

the elctrics thing is difficult because they have to comply and be tested in accordance with the latest IEE Regualtions and done by a fully qualified electrician so that's where your cost is there.

£325 for fitting a stair carpet is reasonable given the amount of cutting that will be required. We paid £100 for having a carpet fitted to a rectangular room only 3m x 2.5m square.

I would suggest getting another couple of quotes so you can compare like for like.

yes they give my a quote of Total £21304 +vat = £25032.20p

Generally seems a bit ott but in particular overboarding on all ceilings seems very expensive as does the kitchen and bathroom fitting (especially bathroom as is like for like - I assume you are not moving anything and tiling is not included)

£325 to fit a stair carpet is completely overboard. Unless you've got one of those Hollywood staircases I'm paying less than that to do three bedrooms and the stairs.

Re the garden - I had quotes less than that to clear existing patio and relay a new one - ok, smaller, 25ft, but much more work involved in patio laying.

Better to get individual tradesmen for each job You will get a better finish and price probably.Does seem a bit jack of all trades

repainting whole property for £2500 for a 4 bedroom house sounds cheap.

Ok, i should clarify that....we had a loft conversion done so it is the bedroom (and actually a bit of the bathroom, though most of it tiled)....so the room is literally just plastered but that was the quote we got and it was 40% cheaper than another quote we got....

are we getting taken for a ride or does the whole bare room make all the difference?

we paid just under £450 to have a bedroom decorated last year in the south east - it was in good nick with v little extra work. I too would say the decorating aspect sounds cheap but have no idea on the others. The most expensive part of a new kitchen though is (nearly) always the fitting.
