Just found out about this via my mortgage broker.
Does anyone know how much it costs?

You only need it when your current tenant moves out, so when / if they give notice, get one done then.

I'm not having one done, as my tenants have been in a year, and are not going anywhere at the moment.

According to my letting agent they are not worth it, as they don't take into account the age of the property or its construction; it is however another hoop we have to jump through to satisfy Brussels.

This makes me laugh, as I live in Brussels in a rented property which is sooo cold and uninsulated it just isn't true, and I am having to buy draught excluders as the posh looking double glazing doesn't fit well. Thank god for the shutters, at least they provide some measure of insulation, but completely block the light. I can either sit here cold without the lights on, or warm, and with the lights switched on.

No, I an't move - the MOD rent the house and we rent from them, so it's this or something worse!

does seem like another piece of bureaucracy.
I'm not getting one done until my current tenants move either, but just wondered how much it was going to cost me when tenants do move ... apparently an EPC lasts 10 years.

About £150 - and I assume you can put it against the rent for tax purposes.

I'll let you know tomorrow as have to research it and get it done for the property I'm managing for a friend.
NOT looking forward to having to get my own flat done - expecting minus rating as converted Victorian flat with original sash windows - eek!

If you want a cheap EPC its worth using ebay. I have found a company offering them under £50 near me. I will use this when current tenants leave, as I have a flat theres little I can do to improve many of things in an EPC and I think its another government scam to make money! One thing I have found out is that its worth changing all the light bulbs to energy efficient ones!

For information this only relates to Landlords in England and Wales. If you are in Scotland or Northern Ireland it does not seem to apply
