Should i buy my 'forever' house ?! please advise me!!!

I am so fed up with renting. We have 100K deposit from our old house sale. I have viwed every single house on rightmove dozens of times for 9 months now in the area we want to buy in and keep going back to the same house over and again. On the market for £250K. Needs new kitchen, bathrooms, drive, windows in a state etc. BUT it's in a cul de sac location (not many in my area, lots of houses on main roads) with families and small children; has a field behind protected from building work; not overlooked; nice garden; double garage - and basically ticks every box we have. Yes it needs work, but it's all fixable. Should we offer on it despite the fact house prices are going to drop etc etc etc!? Added complication is that we went to view yesterday and the woman is still in cuckoo land. Thinks her house is a bargain. I know she won't accept a low offer despite being desperate to sell.
Please help all!!!!

Thanks Coconut! That's really encouraging! We haven't made any more offers or even phoned the EA. DS's birthday party this weekend with 20 children at the house so I've been preoccupied with that. But it's still not rented off so perhaps she's thinking a bit!
Bodycolder, how's it going with the house? Are you still renting til it's done up?

Wendy we are going great guns.Still renting tenancy ends on december 14so have 6 weekd and atm its just walls and bare floors but am really enjoying doing all the work and have great builders so its been enjoyable so far Keep looking at mags etc for the finishing touches when we don't even have a toilet yet!

Have you checked out how much she brought it for on nethouseprices? Maybe going just over the 200k mark would secure it - probably a big psychological barrier - but good on you for holding your nerve.

Thanks Heated. She has lived there 20 years from new so that's not an issue. But she is moving to London from the North so I guess she needs all the cash she can get.
Body - glad to hear things are going so well - it sounds very exciting! Lol at magazines - I look at them all the time for ideas and haven't even bought a house yet!

Hi everyone, thought I'd give another update. Guess what, my forever house has been rented out today! Sob. Looks like it may not be a forever house after all. The seller never budged on price and we weren't prepared to go up any more when we can wait and see til next year.

Ho hum, keep looking!

If it is in bad nick, they will be constantly on the owner's case for repairs etc. If she is living in London she will have to have management agency who will charge fortune every time something goes wrong - she will soon tire of it and the house will be worth even less than it currently is. Chin up.

I know also it can't be the only forever house, you never know what's going to go on the market in the next few months, unfortunately for some poor soul.
