URGENT incompetent estate agent, what should I do?

have offered on a property. vendor is on holiday in spain but said he'd be contactable. estate agent says she can't get hold of him, but she's not struck me so far as particularly competent. So I called the vendor's mobile number that's given on the HIP (using 141 to block ID), and someone answered. Do I:
a. do nothing - she might work out how to use a phone by tomorrow
b. call vendor back, and ask him to call the agents
c. call agent and ask her how she's trying to call him
?

as long as any other house is also worth 30% less, it'll be ok. we don't have a huge mortgage, so aren't in danger of negative equity. we could probably do better money wise if we rented, but that can be difficult with a baby and a dog in a town geared to student lets. we had hoped to buy a cheap house for a few years till prices bottomed out so any change from selling our current flat would be worth more, but the only way we could do that would have been to buy outside the town, meaning a longer journey to work, and not sure we Londoners could have coped going city -> village directly!

Had the best night's sleep in weeks last night, so think definitely the right decision for us
