randomly drove past this place on one of our regular family trips to this remote and gorgeous part of wales.

wife tells me that she's already clocked it on right move and that its 380k. wow...we could afford that! let's move lock, stock and barrel, even if we only stay there for a few years til the nippers reach teendom.

no work needed (unlike other places we've considered round there). abso-flippin-lutely magnificent in all possible respects.

doh. on our return, we find out that she's thinking of another place and its actually 550k. boo hoo. out of our league.

or is it?

a bit of research reveals that it was last sold in may 2005 for 282k.

it looks v nice inside from the pics and they've obviously landscaped it outside and done patio v nicely etc (naturally, we had a sneak peak whilst in situ on sunday).

so they've done some nice work on it and spent a bit of cash (50-75k?), but they wanna almost double their money??? ambitious.

anyway, with the catastrophic global economic meltdown in mind, married to global warming and an imminent tory goverment, what do you reckon we could actually buy this place for?

this is a holiday home for whoever owns it, but i don't know anymore about it atm. hopefully they're desperate to sell and will beg us to take it off their hands..tee hee!

we live in liverpool now...i'd have to drive back to lpool/manc type area twice a week to work plus a bit of work at home as usual.

an effort but worth doing i think...definitely.

gotta keep the wife supplied with spending cash!

A bit expensive for Wales. I saw a house in commutable area to London, 4 bed detached with swimming pool for 375. No way these people can double their money. I reckon the second home market is dead. My partner says: get the rent amount for a year, multiply by 20 and you will get close to the value. Personally I would offer 350 and then up to 400 only if you desperate to have it. No more. Looking at houseprices another house (y'n Y Mynydd, Nefyn, Pwllheli, Gwynedd, LL53 6LN) sold in the area for 335 in 10 2007.

thanks, peachy...that's a good anaysis, and good for you for looking up that 335 house...it looks like its about half a mile from the one we're looking at...lower down the hill. i'll have a sneaky look if we go there next week. let's hope it's a palace!

tis a bit of a cheek offering 200k below the asking price though, no?!

maybe your the cheeky type though...hee hee.

i think we'll have to be if we're going to secure this one. i think my renting idea might be a goer. we'll let the nippers lose until they trash it down to a price we can afford

Yes, it's a bit cheeky and they won't like it but do they need to sell? The price is not realistic and I wasn't wowed by the interior. My point is that if more expensive areas (like London and commuter belt) are going down, why is this house going up?

yeah, obviously house prices in general are going down, but a lot of time and money has been spent on this particular one, so naturally they're going to expect to collect some added value...but they're not going to get as much as they want.

just as a bit of context, this place was certainly a half million pound house a year or so ago.

this area is remote rural/farming/mountain/lake/coastal area ideal for traditional family hols but also caters for the beautiful people types who frequent rock/padstow if you know what i mean.

but i'm suspecing the second home market has died a death of late. even if some wealthy liverpool/manchester/northwest family came along with half a mill to spare, i suspect they'd be reluctant to spend it on this house in the current climate.

still not phoned the estate agent...in case our idle fantasies are ruined by the reality that the people who own homes like this don't need to sell it to oiks like us!

we'll see...

ok, if anyone's interested in this - remarkably theraputic writing things out though, isn't it? (note to self, must start blog) - spoke to estate agents today.

so he's desperate to sell, right?

no.

he's a local guy with a few high end properties, and it looks like he's in no rush to sell. there was one offer, which was poo pooed as it was way below asking price. she wouldn't say how much, but it sounded like someone put a cheeky 380 in or something like that, and he wasn't going to entertain even starting a negotiation.

dunno, perhaps he's so well off, he just doesn't need the cash, plus i think he lets it out as a holiday rental and probably makes 7/800 quid a week from it for some of the year.

she suggested that i have a think and determine a ball park figure we could potentially pay and then get back to her. she'd pass this on and he'd decide whether to deign to let us see view the house or not depending on what we were potentially willing to pay.

i'm guessing that when i tell him 400 max (assuming it lives up to its billing when viewed), he'll say neine danke. in welsh.

not to worry. there's another house nearby, right on the clifftops and my initial choice. again overpriced, but we'll see about that too. unless they're all in denial there.

in the meantime, we've had a plan. sell up here (house over the road, just gone through for 260 odd we think..but we'll get ten grand more cos ours is nicer and has a loft conv), and rent a nice cottage in the lleyn over the autumn/winter whilst we sort something out and watch the market tumble...perhaps.

then, we can see if we really like it there (i'm sure we will)...and i can really manage the twice weekly drive (i'm sure i can).

if not, money in the bank, we're determined to move from here - not sure why as we really like house/area/neighbours etc, but it just seems time - live on the interest, and head to bath/wilts area where we nearly moved 18months ago.

we're sure its a good plan.

however, please feel free to point out it's obvious flaws and ask why we're fucking around with our - until now -sound finances, and more importantly the children's education.

if anyone's stil reading, i await your wise words...

it's quite theraputic writing, isn't it? haven't had a diary since 1983...it disappeared from under my matress at some point in the mid 80s. i wonder if my sister got to read about various snogs and suff contained therein. i might text her about it.

Well tombstones go with Wales don't they - all that slate..

perhaps there is some coal or some ore deposits or something in the garden...?

Good luck anyway - I know a lot of folks who have sold and are now renting and have made a couple of 100K. (In Ireland BTW)

I find writing very therapeutic today so I'm going through all the threads like a maniac. My little one is not well and needy and I'm stuck in with her, luckily there is an e-escape at hand.
Stephen, we are doing the same, moving out of here and renting somewhere else to see how it is. I didn't like the idea of renting at first but it broke the chain at our end and it's a good idea to see what properties are really like in the West Midlands, where we are looking to buy (for now).
Wear that rich chappie down with constant offers (up each offer by 1000 pounds, that would be a laugh).

ha ha..thanks peachy...went to this house. vv nice, but too big for us, really. would be a great holiday let with a few friends.

owner a big local businessman...not really that interested in seelling, so not listening to offers...strange.

found a smaller lovely little old country cottage...but more than happy to rent in the meantime...they still want too much...our house going up for sale soon....moving in a month. gulp.
