We're looking at a house that is spacious, has perfect orientation (southwest facing garden), and is in a great location from my parents and the nearest station. We've seen over 10 properties in the area already and keep circling back to this one despite its one very major issue that it's a hoarder's property.
Almost every room on every floor is stuffed full of bags of belongings piled up close to the ceiling.
The seller lives in the property and is urgently wanting to downsize and pay off their mortgage.
The estate agent is prepared to hire a moving company to temporarily shift items for a level 3 building survey, which the seller has agreed to.
We are cash buyers so we don't need to satisfy mortgage surveyors.
The house itself structurally doesn't have any obvious cracks or sinking ceilings that we could see.
I am also concerned about the seller's ability to move out as I've heard from another local estate agent who rejected their instruction that the seller is being very picky about their downsized property, the seller also wants to keep all their belongings so I'm not sure how they're going to move a whole house's worth of things into a 2 bed flat. The estate agent has assured me they will have to move out and I can see that they are desperate to move out, the seller is extremeley stressed and has visited every estate agent on the road.
The house has been on the market since June 2026, and they've come back to this estate agent after no success with another agent.
They've had 2 offers, one at asking price and one 15k below, both from buy to let developers who wanted an evaluation survey done which couldn't happen with all the things still in there.
We put in a far lower offer than theirs one month ago which they didn't accept, but they have now come back to accept.
Common sense would of course tell us to stay far away from this property, but we keep being drawn to its potential, and if this property was in a good condition it'd likely be worth 100-150k more based on sold prices of similar houses on the same road.
I'd like to get people's opinions on the below:
- Has anyone bought a hoarder's property before? What issues did you come across?
- Are we being completely foolish considering this property or could there be some merit depending on how surveys come out, and the seller's ability to move out?
- I'm considering also getting a structural engineering survey but not sure if a level 3 building survey would suffice?
- Any problems we just haven't thought about yet?
Thank you!
