What price reduction is reasonable??

Property originally listed last year (2025) for £520k. Reduced to £475k, didn't sell. On market for 6 months.

Reslisted this year for £450k. One offer in first week, no other offers apart from mine (accepted £435k in 4th month).

I've had a building survey done and needs a new roof (costs £20k approx).

Seller initially did not budge on price, so I withdrew 4 weeks ago, & she relisted. Yesterday, she came back and offered "£3-4k reduction"

I'm thinking minimum 50% of cost. Is this reasonable and how would you negotiate this?

Depends on how much you want to move and how much you like the house. Prices are going down in a lot of areas and only the most reasonably priced houses are selling.

Didn't want to get into this, but had a quote from a reputable roofing company with all options clearly laid out. He comfirmed patch repair isn't recommended.

Course he did. But 3 quotes gives a better idea.

If the roofer used a moisture monitor they will nearly always show "damp" or similar and they are nearly always wrong.

A roofer of course is going to say you need a new roof instead of some new mortar and a few new tiles.

Working with an existing roof is always better than having a new one.

So I think the offer of the vendor is a good one and I would accept.

I don't think it's a good offer. She only came back with reduction because no one else is interested. The market is getting tigher, with both 2 and 5 year mortgages increasing substantially since summer. We're 95% certain to get 0.25% base rate increase in Nov, and money markets are pencilling another 75pbs over 2027.

Additionally, the number of properties on market is at a 12 year high. The right priced properties will sell, others will just sit.
