Property buying support thread

Anyone interested in a buying support thread? There’s a few selling ones but we’ve sold already but I’m finding the search process no easier than selling.
There’s not much coming to the market despite agents pretending there will be an autumn rush before Xmas. At the same time rates are going up which is scary.
if you’re hoping to buy how is it going?

@HinzKunzIve been saying this for ages, estate agents need to get real. There is a house by me on for 450, in a boom it would easily get that but not now. They refuse to reduce and its been on for over a yr. That is some denial. The thing is when homes are on for that length of time I wouldn't class them as serious sellers.
What are the sold prices in the area or is it a unique property. The sold prices are a better indication. The house we are buying the boundary wall has had its day but we are not having to do windows, boilers etc plus its very small garden. So it off sets things.
I mean if the wall isn't leaning maybe it can just be repaired instead of a whole new wall. The prob is trade has become expensive so buying a house with multiple jobs is a risk.
We saw a what we thought was a lovely bungalow on our estate, detached the lot, however it needed 50k of work. Not superficial painting jobs, it was a probate sale and extremely dated. Its on for 325. Proper high spec bungalows here only go for 350. To make it financially work the property would need to be round the 280 mark, they wont budge on price. Its been on 1.5yrs. So the market is telling them its overpriced but some people being bolstered by EA are nuts.
Id work out the value of the house to you and offer if you like it badly and are prepared to do the work. Get a surveyor in and then use that as your proof to justify your offer.

Looking at Area360 (which I know is just an indication before someone snaps at me) the local average per square feet sold price is way lower than they are asking on this house.

the house needs new windows, central heating installed in some rooms (including living room), new bathrooms x2 and kitchen. Garden needs new terrace and planting. The latter is imo not a big deal but it all adds up and they are asking the same as a house we saw earlier this year on the same road which needed nothing doing to it and had a bigger garden. At the time we hadn’t sold so we lost out to someone who could proceed.

ive left a message with the agent to call me back but feel quite disheartened. I think the house is nice enough and at the right price I’d happily take it but essentially we‘ll be playing the long game and hoping they see the light. Meanwhile prices are still decreasing so if it takes them 6 months to work out they are dreaming it’ll already be worth even less which might be a problem as we need a (relatively small) mortgage.

i think im just totally ground down by the process.

@HinzKunzawe I can hear it from your post and was feeling that way when we were looking. Its almost trying to find the best of a bad bunch. This is why we were shocked when we saw our potential onward. Tbh it felt too good to be true. On paper it has all the things we want. We didnt hesitate and I dont care if we had to pay full asking. I had buyers fatigue and was getting down about the whole process, I just want to be settled. Tbh when you feel like this it is a risk that you dont just buy anything. That's why it best to get some serious non negotiables. We said we wanted detached yet due to fatigue we started looking at semi knowing it was not what we wanted. Just to get somewhere. This house we bought is not perfect and has jobs, all houses have jobs.
When you do speak to the estate agent just ask how can this house be x amount when another identical house be the same price. Make them justify the price, then ask if the seller is open to offers. If they say straight no. Walk away and forget the house its a waste of your time waiting prices to drop and sellers to smell the coffee. We did this with the bungalow.

HinzKunz · 13/10/2026 15:24

@2longinthetooth Yes sticking to the non negotiables is key. We have a list and I used to try to tick off against it even before viewing.

I agree that the list has slipped a bit and we are viewing houses out of desperation. Thank you for reminding me. I needed to hear that.

I hate the rental we are in and am desperate to move.

as you say currently just feels like we’ll be paying over the odds for a house we probably wouldn’t buy in other circumstances. Our list is not particularly outlandish. Catchment area, 4 bed, decent garden, off street parking, ideally semi or detached but I can compromise on that.

i felt ok looking around the house yesterday but notice there is not a shred of excitement today. I want to be excited. The conveyancing process is hard as it is. I can’t see us there long term for some reason. it’s a lovely characterful house but it’s not ‚us‘ if that makes sense?

@HinzKunz i get the lack of excitement, its because you are constanly having to risk assess, looking for problems instead of thinking where will the xmas tree go. The house is not done so it takes vision to see beyond it, thats why i said do you really want the work, we have had 4 properties over the yrs and every 1 of them we had to replace kitchens/bathrooms, construction work. You said previously you liked the new build, why? Is it because it was done, finished, easy. This is what swayed it for me. Plus you fool yourself when walking round the house then when you leave its back to reality. You doubt your judgement. Is there something better out there, chasing something that is not there. Sometimes facing the reality that this is it. This is what you can get with your money. Its not until you make a firm offer and stick to it that the excitment will come back.
I had to view our onward on my own and to make the decision to offer as my husband had to work, we didnt want to wait til the weekend, it would have gone. The stress of trying to make a decision on a 20min viewing is crazy. There is no enjoyment in it. Even after i offered, on the way home I didnt think woohoo this is the 1. I felt nothing. I still had worry if id made a mistake. Tbh I had to give my own head a shake, its everything we want on paper, i didnt walk in and have no feeling, it was cosy, flowed nice, I saw us living there. Its a bog standard detached 3 bed older new build. Christ bathroom and kitchens are done. However all i felt was dread. I didnt think omg I love it, I kept looking at it on rightmove and thank good it has 360 view so i was looking zooming in for problems. The gut feeling is we could be happy here but it wasnt instant omg I love it, now we are conveyancing and further down the line, im buzzing with excitment, im online planning flooring, new sofas etc window shopping, im looking at colours. I literally cant wait to get in there now.
On the way to the viewing a for sale sign was up on a house on my estate, it set me in a right tail spin, i was genuinely panicking, rushed on rightmove but it wasnt there. I know the lady who lives there and I know that the house needs a full reno.

It was hard for me to get out of a programmed mindset id had all my life, buy a property do it up sell it on, why would i buy a property with a new bathroom/kitchen. Buy the reno, but then I remebered the reality of the work 🤣, no thanks.
Now the reality is that the coveyancing has started and we had a 2nd viewing im actually more excited than ever, i cant wait to move in, my dh pointed out further little probs that id missed but I dont care, my mindset is this is the 1.

HinzKunz · 14/10/2026 15:29

those are really helpful reflections and prompts! I think we quite enjoyed doing up our last house but the big jobs were done pre kids.

we‘ve also moved to a totally new part of the country so are missing the old support system where you know someone will let you shower/use the kitchen/cook a meal whilst you battle through the works.

maybe thats what’s putting me off the refurb house. My husband thinks the work it needs isn’t impossible but acknowledges there is more to do than we thought and no money to do it given the asking price.

the new build didn’t work for us as the garden was way too small, but it felt so easy. Move in unpack and off we go.

i think we need that middle ground of ‚big jobs‘ done and a bit of painting and decorating. I thought this house was. Maybe a new kitchen but nothing more substantial but in real life it’s clear it needs quite a lot of love and money spent on it.

anyway the agent is now saying he’s got another party who want to buy it for asking price. I’ve told him to crack on! We‘ll carry on looking.

@HinzKunz oh yes def, the estates agents are so full of bull. We all know it wont sell and they havent got anyone else. We were in your shoes a couple of months ago, id read that you need to pinpoint what you want within reason, looking at the whole market is overwhelming. Once we sat down and narrowed our search it was just a waiting game. It said by doing this it makes it easier to spot the house when it comes on, it did work because we were first through the door, but its still a headache deciding. Hardest thing is being confined to catchment areas which we were, it makes it so much more difficult. In other areas there were loads of 3 bed detached, we could have got a right bargain, our area as scarce as hens teeth.

HinzKunz · 14/10/2026 17:59

@2longinthetooth yes he’s talking out of his arse. It’s so transparent and unnecessary. Really it winds me up when they try to pressure on me like that.

the catchment is an issue for us too. Realistically we have to buy within one of 10 roads. Last year this wouldn’t have been a problem. Lots of options that fit our criteria but people aren’t selling atm so it’s just dead and we‘re desperate to make something work that isn’t right.

ive made my peace with letting this one go. Maybe a few people will list after the budget. Who knows… 🙏

Yes something will come when you least expect it. You will find a property, its just a waiting game.

JustAlice · 16/10/2026 18:26

Have you noticed that Zoopla is not showing previous price history (before current listing) any longer on the iPhone app?
Still available in web-version.

HinzKunz · 17/10/2026 09:32

Yes! I noticed that!! Probably at the behest of Estate Agents? Wonder how long it’ll remain available on the web-version. Not sure why it has to be a secret that the asking price has reduced.

i also noticed Area360 can be manipulated by sellers. I was looking up the house I mentioned unthread. The estimate changed considerably from one day to the next (8% difference) taking it outside the average sold per square meter box. Perhaps they had a low offer based on area 360 and are hoping to put others off the scent.
