Two small bedrooms for a teen?

We have seen a house we really like but instead of the three double bedrooms we need, there are two doubles and two smaller rooms. We have two teenagers. My older teen (about to start sixth form) says he’d be happy to have a smaller room (we could squeeze in a double bed but not much else) if he could have the other room (they are separated by a bathroom) to have a desk, gaming stuff etc. I was thinking also a small sofa bed for guests, sleepovers etc. I’m thinking if he’s happy with that then why not? But part of me thinks it’s unfair on him as his younger brother will have a large double room. Could this work for your family?

We asked teen DS when we were considering moving whether he’d be ok with this arrangement and he said he was. We haven’t moved, but we would consider two doubles and two singles.

It would actually be really good for him to have one room dedicated to sleeping and the other for games/ homework .
It'll help him switch off at night providing he doesn't doomscroll his phone !
