Would you view/buy a house listed with QuickLister or Emoov?

I'm preparing to put my house up for sale. I've had some quotes from local estate agents and I can't believe the prices.

If I put my property on with QuickLister or Emoov instead, which are much cheaper, I would do all viewings myself (I'm not in work at the moment so have plenty of time), take photos myself, write the description myself etc. I am happy to speak to potential buyers and tell them about my house. I would be prompt at responding to any queries.

Would you be ok with this?

I expect these online agents now do as much to vet and check finances as your local agent (because of money laundering requirements). At the end of the day it's very easy for buyers to say they can get a large mortgage when they can't.

No an estate agent should theoretically be keeping the chain moving etc, we just purchased (bottom of chain) and the EA was a much needed go between

I'd be more concerned if, as is my case currently, a buyer engaged an online conveyancer instead of a brinks and mortar solicitor. If house is still on Rightmove, etc, and the photos are of a good enough quality I'd still view.

Our sale viewings were handled by our EA, our buying by the owner. I think I'm probably in the minority but I like the fact that I've met our vendor and are having some contact during the process. She's a good person and keen for everything to go smoothly. We've never met our buyer, issues are taking weeks to resolve (by their online conveyancer) when they could have been bottomed out on the same day in a text message.

Having said that, our EA was absolutely golden when we sold a probate property 3 hours from where we live - handled all viewings, answered buyer's questions, arranged access to tradesmen, intervened with the buyer when their solicitor was being an arse.

So guess, it's swings and roundabouts 😅
