WWYD - still move or stay put?

Recently discovered the property DH and I were buying has subsidence so are pulling out of the sale. We are torn between looking for another house or taking ours off the market and trying again in a couple of years.

reasons to stay put:

  • 2 dc 4 and under - stressful, messy, upheaval
  • no desperate need to move - more than enough space where we are
  • accepted a relatively low offer on ours - got the difference off the one we were buying but who's to say that will happen again?

reasons to move:

  • have a committed buyer and their buyer is end of chain
  • we do 100% want to move within the next 5 years for various reasons - on a busy road, on street parking getting trickier, not our forever home
  • this is the 2nd time in 3 years our house is on the market (pulled it off previously due to no interest and dc 2 on the way) - if it keeps cropping up on rightmove will it seem a bad omen?

Any advice greatly appreciated!

TBH if you 100% want to move in the next 5 years I would keep looking. The younger you do it with kids the easier and less transition with schools etc.
Also it's been a tricky market for a WHILE - having a buyer sorted is a massive advantage.

I’d probably still try to move. We had similar where a couple of years ago we tried to move, didn’t work out. We’re hoping to move in the near future, but we don’t want it to not work out again as we don’t want to keep going on and off the market every couple of years.
The fact you have a buyer is great and I don’t think you’d want to be doing viewings again with young kids even in a year or so.
Hopefully you find something else quickly!

Agreed, the viewings with the kids and dog have been a nightmare tbh! Hope you get your move soon x

I wouldn’t reconsider until such time you lose your current buyer. For as long as you have them you may as well keep looking. You will probably keep looking if you say that you’re not but if you don’t have a buyer you’re then on the back foot.

I guess the biggest bullet point on my cons of moving is price. We accepted 40k less on ours than we needed and the margins are tight for us now to make a meaningful rather than sideways move iyswim

But as looks likely yields/interest rates are on the rise so the price of the next house will be falling as well?

If interest rates return to normal, or keep rising, house prices will just drop permanently, governments have bigger global worries now than juicing the housing Ponzi.
