New kitchen diner extension incoming help me

What do we need ? Moved into a 100 year old house with a kitchen that was last updated in what looks like the 70’s so as you can imagine I’m dreaming about our new kitchen !

Do I want an island or peninsular ?
Tiles or upstands ?
What about those cupboards with the shelves that kind of slide out to save you digging around for stuff ?

We’re going to have those black crittal style doors, what kind of floors are best ?

The current kitchen will be turned into a utility and where the downstairs toilet is that area will become a downstairs toilet/shower room.

Any tips welcome 😊

I'm a big believer in making the best of the space you have before you add a big expensive addition on.

I think you could easily get a very nice kitchen diner without adding an extension. I would move the kitchen to the left hand dining room and knock through to thw central dining room. The space where current kitchen is becomes downstairs loo and utility space. You could also knock into current lounge if you wanted.

Personally I think playroom are dumping grounds with limited usage. More rooms often just means more rooms are stood empty.

Also, think about why you liked the house. Probably because it's got nice proportions and features.

As a couple of others have said, I would think carefully about whether a big extension is the best use of space and money. The existing layout doesn't easily lend itself to a straightforward 'box on the back' kitchen-diner.

I think blocking off the big windows in the rooms that are currently at the back of the house risks leaving them dark and without a clear purpose.

Are there similar houses nearby? Have any of them extended in the way you're planning to?

You might be better incorporating some of your existing space into a new kitchen-diner and having a smaller extension. I would at least discuss that with your architect.

yss next door have done this, it looks really nice, they have one of those lantern sky lights I think they’re called ?
We would have velux windows going the whole way across the extension to make sure we get alot of light still.

Edited to add - we also have a huge garden so it really won’t look too much

Theirs is all open plan. Which I don’t want as we’ve not long left a house that was like that.

The middle dining room will basically be a part of the new extension, and the playroom already has a small window that won’t be touched, plus with double doors opening to the kitchen I’m confident light wise it’ll be fine. The utility (current kitchen) also has two windows

I would suggest L shape rather than U shape. This is to avoid 2x corner cupboards and to allow for a bigger island. Also alternative access to utility. Would prioritise drawers over cupboards where possible.

We got an island and pull out larder and corner pull out cupboard thingy!

We went to kitchen places and must have made no sense as we were giddy with excitement of getting our kitchen done after living with the tiny one we inherited!

The designer really knew her stuff and has created my dream kitchen it makes me smile every day!! We initially just went with the plans so maybe go see some once the architect has some plans for you!
