Quiet, family friendly roads near East Dulwich and Peckham Rye?

Can anyone tell me a bit more about the nicer, quieter roads around East Dulwich and Peckham Rye areas?

Have been renting in De Beauvoir and really love the villagey vibe and the wide, leafy streets, cute cafés and walkability. We are looking to buy our first property (ideally 2/3 bed) and South London is much more affordable. I am not super familiar with the area (although know Camberwell and Peckham Rye each a bit from visiting friends). We love the idea of the green spaces around both areas, though we do like the creative vibe / East London energy (and will probably miss that!) but think the above areas have a lot more potential for family expansion in the future.

We are both sensitive to noise / our environment and looking for somewhere quiet and calm, but still near an overground for commuting is important to us. Have heard positive things about the roads around Bellenden Road / Lyndhurst toast rack? Though we'd be open to Forrest Hill, Wood Vale, Nunhead too.

We have been going down to the area on weekends to try and get a sense of the area, but aware you can have a nice road next to a much noisier/sketchier road too (something you'd only know from living there). Essentially, any insider tips/knowledge would be much appreciated!

There are quiet roads in Forest Hill going up the hill on the Honor Oak side, eg Ewelme Rd.

If you’re after East Dulwich then look at roads off Northcross Road, Barry Road, uplands road and others. I’d actually visit for the day East Dulwich and Peckham rye and see what you like. The further up lordship lane you go you’d have to get a bus to East Dulwich station so bear that in mind.

Bellenden Road area with shops is nice and quiet but I don’t know roads offhand there.

I’d also look around Brockley and Honor Oak too.

Any residential road around around the Rye is gold dust.

Just get a bit back from Lordship lane towards Barry rd, any of those are good for traffic. Gonna need ££ but I guess you know that. Lived in several places in that triangle.

Nunhead side of the Rye is good, probably quieter, Carden rd, Waveney.

What’s your budget? Prices in these areas vary a lot. Can give you more specific advice if have an idea of budget and what sort of properrlty you’d like. It’s a lovely area!

On the east side of Peckham Rye towards One Tree Hill: Cheltenham Rd, Stuart Rd, Surrey Rd, Hichisson Rd, Ivydale Rd, Kelvington Rd - lovely area close to Rye Park. Lots of green spaces. Cheaper than East Dulwich.

You might get more of a bargain further up Forest Hill Road, there’s a parade of shops/pubs/restaurants up there and streets around there are the start of East Dulwich (sort of) and start of Peckham Rye. Near The Herne Tavern on Forest Hill Road is a little green, I’d look round there. If you don’t mind getting a bus to eg East Dulwich station look up the other end of Lordship lane. That brings you to Dulwich library area. Again small parade of shops.

Sadly I don’t think anything I’ve mentioned is cheap though.

All the roads south of Colyton Rd (bottoms of P Rye park) are quiet. Also Underhill towards the S Circular end is peaceful and less expensive (tho further to Lordship Lane for the shops).

Not sure round Bellenden is particularly leafy tbh. I think you'd be happier in East Dulwich proper, though you don't get the overground. That's one reason why people move to Honor Oak/Forest Hill/Sydenham/Crystal Palace but that's more of a families move than couples. Depends if kids are soon or a maybe in the future.

I only know Bellenden as used to work near there and we ate out there a lot. Friend also lives there and says it’s very friendly. It’s leafier in East Dulwich though.
