How to estimate cost of renovations before purchasing a house?

We have never done any form of renovation work but have found a house on a fantastic plot.

There’s a lot of work we’d want to do to make the house work for us, but I have no idea how to scope out the costs!

I’ve tried using AI but don’t really trust it. The sorts of work we would want to do range from ripping out a sink jacuzzi bath, to taking down a (possibly load-bearing!) wall.

Could anyone please suggest how we could calculate get a sensible estimate of the cost of the works?

Get a builder round as part of the viewing process.

assume around 15k for a full bathroom, the same if not more for a kitchen and then if you’re looking at plastering, flooring etc then probably 1k a room just to cover most eventualities.

We don’t have a trusted builder and the scope of works is so wide, would one person be able to quote for everything? Including identifying load bearing walls? Sorry, I sound very naïve about this because I absolutely am!

you may not know one, but does a friend ?

costs do vary by area

a load bearing wall is hard to estimate because it depends how big it is as to what needs to happen to support the weight - steel or wood. Hidden or visible ?

bathrooms and kitchens are relatively easy to estimate even if a floor needs putting back in ( is it a sunken bath? ) and mostly depend on the finish you want ( and the size - more units cost more after all )

a new bathroom - eg downstairs loo would be more because of the need to find a way to plumb in

is the structure - roof, electrics , heating system sound?

how much would you need a builder and how much is just decor ?

You could pay for a builders time to view it with you.
how old is the house? More infrastructure/house fabric may need an update too.

If you are serious about the house and this is a showstopper for you call one of your local multi trade builders with good online reviews. Offer to pay for their time - and gave a clear ask of them, ai can help you with this. Agree a price and what you want from them after the visit. I would expect to pay a few hundred pounds for a visit and then a costed quote. To ask them to do for free is cheeky given you don't yet own the property. This way you can happy shop around for someone to give you this service. That is what I would do in your position.
