Rent Woes

Hi. I rent and have been in this property since 2024 February. Previous rent 16 years. Perfect tenant. Pay on time. House always immaculate. Last inspection Feb agent was happy.

Tonight I receive a casual email from agent . Hi xxx Hope you are. Would it be OK to pop round later in the week.

I have emailed ask if it is anything a call or email could resolve. I am in a tailspin. I wfh 40 hours a week and only can do Friday lunch. Why would an agent not specify reason for such a visit. Surely they should if official such as eviction, rent increase?

Any experience appreciated. Thank you.

As it’s been six months since your last inspection I imagine this is what the agent is coming for. An eviction has to be done in writing. They can only increase your rent once a year, and there’s an official form for that too. Don’t agree to the visit until they tell you why.

It could be your landlord wanting to sell and offering you first chance or alerting you they’ll be selling to another landlord in which case you won’t need to move immediately.

If it’ll cause you anxiety the whole week, ask them to drop you an email

I would assume they just want to check in, say hi, as its been six months since they last did. Try not to panic. It may turn out that they have bad news for you but equally it may not. x

The landlords own, wish to retire to it. They explicitly wanted long term the agent said. I only have annual inspections. I have replied asking so hopefully they can. I much rather keep all communication's of this potential gravity in written form to be honest.

When I rented in a place managed by an estate agent for the landlord inspections were every 6 months. I'd assume its that.
When the owner wanted the property back for a family member the estate agent phoned to give me notice and to tell me about similar properties they had available.

I received a reply to say he will see me Friday at 1pm. Breezy email. I questioned what it was about, as I was thinking the worse ..He has not replied. Why worry a tenant and not divulge their reason.

You don't have to consent to the agent coming round. And I'd be tempted not to if they are refusing to tell you why. Oops, looks like you're busy Friday after all!
