Considering a move to Raynes Park: which areas are less desirable?

Hi all, looking to move and Raynes Park has come up on my radar. Budget 900-950k. School catchments not important.

would love feedback on the area - any particular areas to avoid?

I have read previous threads which have mentioned that the Grand Drive / Bushey road area are less desirable. What exactly are the issues with that part of RP?

Broadly speaking, the area North of the train tracks has always been considered more "desirable" than South. Purely because it's closer to Wimbledon and on the slopes of the hill. The houses are generally larger Victorian villas.

Immediately south you have the Apostles (where I used to live) which are smaller Edwardian terraces, less than 5-10 mins walk to the station Loads of these have been loft converted to three bed. Then south of Bushey Road is 1930s era family houses.

You want to avoid Worple Road, Bushey Road, Martin Way and Grand Drive themselves as they're busy roads. Also be conscious of the A3 and being too close to that.

The further you go South down Grand Drive, the further you are away from the station to the point where you'd need to get a bus.

Avoid anything on ‘Robin Hood Way’. That’s the A3!

This is in the nice area but might be too close to the A3.
