Anyone else finding very little suitable property coming onto the market?

I’m not sure if this is the case for all areas but it is for ours. We really want to move but despite having valuations done we haven’t taken the plunge and put ours on the market because there is very little coming to market where we want to buy, and most available properties seem overpriced compared to what was sold over the last year or have issues. I’ve been watching the market in the area we want to buy for months, on EA books for private listings and there’s not been anything come up that we would want to view. We’re in Surrey.

I realise the irony that we are probably contributing to the problem with this but we don’t want to mess anyone around by securing a buyer for ours and not finding an onward purchase, and would like breaking the chain as a last resort. We can wait until next year but we will need to move then, but ideally want to now!

What is needed for the market to pick up? Is anyone else finding the same or is this a me problem and I’m just way pickier than I thought?

Your asking price was 40k over what you expected to sell for? Why on earth would you do that?

What is your first reaction to a property price on RightMove, particularly with certain agents? I'll guess that it's 'oh that's over-priced'. So why would anyone list at 'expected price'?

We have had two different viewings where they have decided not to put in an offer as they don't want to pay stamp duty if Burnham is going to scrap it. They do not seem to realise that, even if it's in the budget in November, it will be years before anything can change.

Spoke to the EA and he said they've had a number of buyers on their books who have now decided to wait it out.

We do not need to move, we were going to downsize as we don't need a large family home anymore, so if we haven't sold by October we are coming off the market and staying off until Liebour have finished fucking the housing market

@AutumnDragon regarding the possible stamp duty change.... they have already said that should it come in, anyone who had recently paid stamp duty would be exempt from the replacement "property tax" until the value was recouped.

They couldn't not do that, as it would completely stall the housing market!

There are a lot of grabby chancers out there which put sellers off listing their houses. It can feel like vultures circling.

People willing to save extremely hard and then borrow hundreds of thousands of pounds to put forward an offer. Maybe it's all they can afford.

They'll be waiting a while if they're sitting tight waiting for stamp duty to be abolished, Andy Burnham has confirmed it won't be in this year's budget

The UK Property Market Stats show on YT shows an almost unbelievably similar level of listings and sales agreed to most of the previous recent years. That's the aggregate for England and Wales and variation can be expected locally, but the plates seem to continue spinning as ever was in this post-2008 paradigm (business was much healthier before the GFC).

What an odd perspective about a potential buyer. They likely have a specific set of requirements so rarely see anything suitable. I would imagine they don't want to sell their house and end up messing their buyer around because they can't find anything. The fact that they have said they will put their house on the market if they want to buy yours indicates that they are not time wasters.

We looked at a house 5 weeks ago and loved it. It was only the 2nd house we'd seen in 7 months that we liked as we are looking in a very small search area. We booked a 2nd viewing for a few days later and at the end of the viewing instructed the same EA to get ours on the market.
Our house sold in just under 3 weeks and we accepted a lower offer than we would've liked as it's a buy to let.
We already have a closed chain, searches have been ordered, all our sale and purchase paperwork completed for solicitor and full mortgage application has been completed.

As you've mentioned, it is a very slow market so sensible not to reduce your pool of potential buyers

Quite honestly we have no confidence that they will put their property on the market even if they do like ours. We just aren't prepared to hang about waiting for them to hum and ha and dither about. House selling is stressful enough as it is without purposefully tying ourselves to indecisive people. Other buyers we have dealt with have already gone through their decision-making process about moving house and are on the market and ready to make their choice.

if that makes us "odd" so be it.

Just quoting my post from yesterday. Our EA contacted us to say they have now instructed them and can they do a viewing on Saturday morning.

so I suppose that's progress. They won't be able to express interest or make an offer but it's a step in the right direction. DH thinks it's a good sign that they seem to be keen in our house. I think they'll view it and we won't hear from them again. Oh well, que sera, sera!

We’re in south London and it’s taken us nine months to find a house that we really love. There seemed to be something wrong with just about every house we looked at.
