Considering going to view this house, but I’m not sure. It’s a 3 bed link detached with asking price of £245k. What do you think?

The road is only a 30 though.
I’d be more concerned about the massive factory at the end of the garden, though could be handy if that’s where they work.
For me the location (unless working at the factory) is too remote.

I have no idea of house prices there, so can't comment on value.

the room sizes look cramped.

the EPC rating of E is poor, meaning you'll potentially have high heating bills.

id love to know what improvements the current owners have made - as claimed in the blurb - it looks very tired and run down. Poorly presented in the photos.

the moss in the garden amd on the fence indicates it doesn't get a lot of sunlight.

Id keep looking, if i were you - not a good investment for that money.

Oh no, having looked at the listing, the house is sandwiched between a main road and a big factory. Noise and pollution could be huge and there are no facilities close by. I would avoid unless I couldn't afford anything else in thhat lovely area.

I use the Area360 RM add-in as an initial scan to wipe-out any potentially problematic properties. I always say that I leave those properties to the ignorant, fools or the well-informed locals.

Many have pointed out that the data may not be reliable about flood risk, noise levels, crime, etc. And I agree. But why do I need to waste time validating each potential case? Then, even if I found the data inaccurate or misleading, I'd still be left with a property that gets flagged up to anybody else who's looking. There's just no need to take the risk - unless you are a very well-informed local and can accept the difficulties trying to sell it on.

I think it's over priced. She could try a lower offer.

It's putting good money after bad. A very poor investment.

"Detached" house, only a Quarter of a Million pounds. It is shocking and sad to witness how far this country has fallen, 20 odd years ago this was 90k, in that time the building has deteriorated, it is worth about 150k realistically now, if that.

Is the factory well paid that people there can afford these very basic quarter million pound houses? I can imagine people who marched for workers rights 100 years ago spinning in their graves at what the bankers have achieved.

The British banks have taken a leaf out of the Swiss banks books and monetized housing.
In Switzerland though they keep you on the hook for longer.
