Would you prefer a downstairs shower room or utility in a three-bedroom house?

We are currently in the process of buying a three double bed house and we would like to make a few changes. The first thing on the list is the downstairs wet room/wc. We are either thinking of adding a smaller shower with some cupboard space or leaving out a shower completely and making a utility room with w/c. I have attached the floor plan.

I guess my question is would you rather an additional shower and toilet in a three bedroom house or a utility room and toilet?

I only have a downstairs shower as we have two bedrooms downstairs, I don't think if want a shower in your layout

I don't like the not having access from the hall so having to traipse through the living room

I would get rid of the shower and reconfigure the kitchen access

I recently remodelled my Victorian cottage and have a large downstairs shower/loo - have upstairs utility with washing machine and dryer because means washing never has to come downstairs. (Have flat roof access for outdoors drying when needed.)

One of my least favourite things about my house is being able to hear the washing machine spin. So I would go with a utility + loo.

I'm choosing a down stairs shower room over laundry room as for us it'll be better we have 1 family bathroom upstairs and 5 ppl so for us it'll make more sense, there might be an option over all for us to have an extension to the entrance porch in the end but priority is second shower

We've previously had both (in the same house) and tbh the shower - which we indulgently installed for our dogs - was only ever used a couple of times as they preferred being bathed.

These days - smaller house, no dogs or DC at home - I'd choose utility every day of the week. Since selling the house with both, we've renovated three others and always chose to have either a lootility or utility with separate loo and basin.

Currently we're relocating our downstairs cloakroom which just about has space for the washing machine (I hate them in kitchens and have managed to avoid having one in there since our first house!). When completed we'll have a full height laundry cupboard behind double doors with stacked washing machine and tumble dryer as well as 'housekeepers' shelving/space for vacuum etc to the side. Adjacent to this there will be a cloakroom with loo and separate basin opposite each other.

Those loos with basin on the back are a great space-saving idea if there's really no other option, but practically speaking they're terrible in my experience.

Utility room! Id give my eye teeth for a utility room for indoor clothes drying, so I don’t need to use our spare room.

100% utility and toilet

I kind of went for both as my washer and dryer are in the garage. I've never used my shower but I wanted a back up plan and I'm having the family bathroom remodelled soon. Just having one bathroom in my other homes was challenging even just with two of us.

But had the family bathroom not needing to be remodelled I probably would have just gone for an extra toilet.

The trick to this is to have one that runs off the boiler and an electric one! It also means you still have hot water if the boiler goes on the blink.

I wouldn't even want the downstairs lav but I don't think you can move a toilet if there's one already there.
I'd be tempted to box it over so I don't have to look at it.

It’s amazing how much you can fit into a small space with good design.

Utility, but I don’t like the idea of a loo being in there unless it can be separated somehow. If the loo can’t be separate then shower room.

I would prefer just the toilet or the utility room. I can't imagine any scenario where I would want ti have a shower downstairs. We just have a downstairs toilet but even that is rarely used as everyone would rather wait and go upstairs if they can!

I used to have a downstairs shower room, the shower never got used, just the toilet and wash hand basin. I used the shower space as a laundry area, so it became a utility room really.

I would not want a downstairs shower to then have to go upstairs to dress . For me a utility would be great .

Depends on how many people live in the house etc but except for future proofing I don’t think a downstairs shower is especially useful.

God I would LOVE a utility! Deff that over a shower!

You never know when you might find stairs a struggle or indeed someone who visits, and have to sleep downstairs. A downstairs shower is thinking ahead.

As per the first post, we need to know how many people are living in the house, and how many showers / bathrooms you have upstairs.

Downstairs shower (if you don't have an en-suite upstairs).
One bathroom with teens and gym-goers is a nightmare.
