Could this upstairs layout work for a family of four?

Do you think this layout could work for a family of four with parents, a boy and a girl, 2 years apart in age? We have just viewed a house which we love but this is the upstairs layout. There is good reception/outdoor space also. Any thoughts or experiences of how you have made similar work would be much appreciated! Thank you.

You could have the bedroom 2 space as a shared play area and use the snug area as one child’s sleeping space and bedroom 3 for the other

Is the room with mezzanine up to building regs to sleep in? I'd put one in the snug, one in the office and make the room that is walked through an office or family room. But that would depend partly on whether that's actually safe.

Are there no other houses with a more traditional layout available?

If you have the funds, I think I'd make bedroom 2 + snug into the master bedroom + office. It's also beside the bathroom so it could be easy enough to instal an ensuite if you wanted that. The other two rooms for the kiddies.

Bedroom 2 should be the master. You could look to add an ensuite since it’s next to the family bath and you could use the mezzanine as an office. Then IDK how easy to do, might depend on what’s a supporting wall but ideally I would take a chunk of bedroom 1 to give to bedroom 3 to make two similarly sized kids rooms.

Thank you so much for your responses! Sorry I should have said that bedroom 3 is not big enough to be a bedroom and would need to stay as an office. We would need to use the snug and bedroom 2 as bedrooms for our children which the more I think about it the more I think won’t work. There are other houses available but this is very unique in its situation and the outdoor space it gives!

I don’t know if the snug is up to regs but maybe not if it is not being classed officially as a bedroom. It is currently being used as a bedroom.

How old are your DC? It won’t work long term as one will have to walk through the other’s bedroom. One won’t be able to have any privacy.

Can you steal some space from bedroom 1 or 2 to make bedroom 3 (study) big enough? Then bedroom 2 is your master + study.

I am just visualising this in my head, and I haven't studied the dimensions or feasibility of this.

If it doesn't work, it doesn't work, but keep thinking and don't give up just yet if it is perfect in every other way for you.

No that won’t work. You haven’t given their ages but the window you have between the youngest being safe unsupervised with stairs and a mezzanine in their room and the and eldest being too old to share with an opposite sex sibling is very small.

They are 7 and 9 and currently share a room hence why we need to move. They don’t mind sharing and generally get on well but obviously soon entering teenage years.

If you take bedroom 2 as the main bedroom plus office you could possibly steal some of bedroom 1 to make bedroom 3 bigger.

Sorry can’t draw on it for some reason-
could you make bedroom two much smaller , a hallway with storage, then have the snug as your bedroom,
take space from bedroom one to add to the study so that’s two rooms for the dcs.

Then no! It’s a ridiculous expectation to have one walk through the others bedroom to go to their room

I don’t think we could take much from bedroom 1 really without making it too small. Thank you for your ideas all. As much as I would love it to work I maybe need to accept it can’t. There is a boarded out loft with pull down stairs that we could maybe do up in time but think we need to keep looking!! Thanks again.

Thanks for this suggestion! It is a great idea and could work but more work than we want to have to carry so will just have to keep looking I think but appreciate your time and thinking!

exactly, It is a 3 bed property with an extra area off one of the rooms for someone to do something with .. unofficially!

If so, I’d look at knocking bedrooms 2, 3, and 4 in together and then split them to two decent size bedrooms. You’d have to take some width from the side to create a hallway to access the new bedroom down the end.

So, in my masterful diagram, the blue and purple areas are now bedrooms, and the yellow is a hallway. Very rough example and you’d have to fiddle around so that the rooms are broadly similar in size.
