Could a lower ground floor bedroom without a full window affect mortgage eligibility?

We are just starting out looking to buy a flat so are new to a lot of this. I found this two bedroom property on Rightmove which seems very well-priced for the area and my first thought was there must be a catch.

I think it might be that there isn't a full window in the lower ground floor bedroom, so a lender would refuse us a mortgage? Is there any way round that or do we just need to accept we can't go for it?

I can’t really see what the lower bedroom “window” looks like. But building regs say a bedroom needs a window of a certain size and accessibility in order to act as a fore escape. If it doesn’t have that then it isn’t supposed to be used as a bedroom, which would definitely affect value.

I know this area quite well and for a 735sqft leasehold flat on a busy junction I'd say the price is average to high. Can't answer the window question though- sorry.

One you can climb out of if there is a fire, or the fire department can get in through?
