Should I change agents again? this is my second to date.

We put our house on the market last year and it hasn't sold.
We've had two offers, one from a hmo landlord subject to planning and another person who disappeared after I said I couldn't move out in a month ( I had a scheduled operation). Major surgery.
Our current agent ( national chain) is as disappointed as us. No one has viewed in 11weeks. The agent says it will sell in the autumn. We're the most clicked but we've had three others sell on our development.
A rival agent has given some insight and said our photos are rubbish and the current agent doesn't sell in our location. It needs a local firm. They don't disagree the current price (it's been reduced three times).
Would you change agents? Are they all the same if you're on the portals?

Everyone goes on Right Move these days but some local independent estate agents do seem to go that extra mile.
We sold with and bought via local firms last year. Both were excellent.

When exactly was this? Because this year the market has changed a lot (interest rates, shit economy) and many buyers are waiting for prices to fall. It’s usually about the price, not nice photos, decluttering snd other cosmetic stuff.

I'm worried if I change agents the house will look like there's something wrong. The other houses sold in the last two weeks.

Buyers generally don’t care about sellers changing EA’s - most want the same things i.e enough space, good location, hopefully off road parking etc. No viewers so far in what is regarded as peak season for sellers suggests the price is too high. You’re in a buyers market, unfortunately, and as I said earlier interest rates and the economy aren’t advantageous for sellers. Buyers are being very careful.

It seems strange that the other houses sold recently & the buyers didn’t even come & view yours. The photos must be pretty bad.
I would always use a local agent & if you aren’t happy with the photos they take you need to tell them before the listing goes live so they can be redone.

I do think decent photos make a difference. I also think that smaller local agents are better than large regional or national chains.

We sold one house with the third agent we used. One was a large regional and completely useless, one was a national and just as useless and the third was a small local with six branches. That man worked for his money and got the sale over the line.

What I wouldn’t do, is list with multiple agents. As well as being expensive, it smacks rather of desperation.

Are you using one of the online agents rather than a local one ?
If you are then change to a local agent with a physical presence.
Having bought from someone using an online broker I would never do it again.

Sometimes dated furniture can make a house look like everything else maybe dated as well, like the owner did no upkeep.

the agent is just trying to poach the businsss, ignore them, everyine goes on right move now. You can get the pics redone. But is it really the pics are not a true representation. If so get them retaken, if not, don’t bother, as people will view and see it when they come in

righr now, people think the house condition is not worth the price.

A small local agent will usually do a better job. They understand the local buyers.

@Cloudconfusion my furniture is from my previous period home. It's going to my next period home. This house is modern. I have never commented on anyone's furniture unless I wanted to buy when my intended house is a executor sale. Everything is up together. New boiler, ev charger, new water system. Two new floors.

If you put some photos of your house into ChatGPT it can suggest how to make things look better without major changes to the furniture and create images that you can use for inspiration.

Demand is way down in some areas, not all houses will sell.

Which agent did the other houses on your development use? I'd go with them if they've successfully sold others like yours. Have a walk around your neighbourhood and see if a particular agent has lots of sold boards up. In my area, there's one agent which has lots of boards, we went with them and so far they've been excellent.

I don't think dated furniture will influence people, unless it's cluttered or overly large and making the rooms look smaller than they are. If that may be the case, I would look at putting some into storage.

That comment alone makes them sound useless and not the right company to be selling your house. If you know the photos are terrible, you should definitely have done something about them. It sounds as if you do need to change agents.
