A house we like has been on the market for over a year. Apparently sold but fall through as they hadn’t found anything at some point during that time. It was then taken off for a month and put on with a new agent with a small reduction in price. Current price 390k what opening offer would you go in with?

That depends on what it is actually worth and what you would be happy to pay and what your circumstances are.

You're probably seen the other thread asking the same question. If not:

It's impossible to say without seeing the full details.

If you really want it then offer as much as you feel it's affordably worth to you - a price at which you would be happy to lose it if someone offered £1K more than you.

If you're just chancing your arm then go at 20% under the price indicated above.

Sometimes it's hard to find a forward purchase your like. I'm currently in this position and really want to move, but not to just anywhere. House buying is all about things aligning at the right time. It may happen this time round. I'm hoping it will for us.

What position are you in? Cash buyer? Own house under offer? Have they found? All will have an impact on what is realistic.

I have a buyer for my property. Apparently they’re not willing to move out and have another property they can move into.

What is the price history, that is important as interest rates have started to get pushed up.

Sold for 305 in 2019, no work has been done, original kitchen, bathrooms, boiler still in, build around 2002.

In that case their asking price is laughable, offensive actually, if it is a new-build it will have lost value, offer 275k.
