Ditch estate agent? Or am I being impatient

We put our 3 bed detached up for sale in February with a local agent. Had 5 or 6 viewings over the following month, no offers and feedback was that house is immaculate but there are negative things we can't change - 3rd bedroom too small, drive too narrow etc. In April the viewings tailed off to none so we decided to switch to another agent and simultaneously reduce price by £25k hoping this combination would get things moving.

The house has been up for sale with the new agent for almost 4 weeks now and despite the reduced asking price they have not arranged ANY viewings. When questioned they just say it's a slow market, buyers are price sensitive, maybe we should reduce again. Despite their great reputation we have found communication poor so far - I had to chase up the sale board and any updates are due to us contacting them.

I'm wondering if it would be impatient to get rid of this agent too and find another. But would a third agent in such a short time sound alarm bells for prospective buyers? Is no viewings in 4 weeks to be expected in this market and we should stick it out? We are in a rural market town in the south west if that makes a difference.

I'm being indecisive. Please help!

No but EAs are meant to have lists of potential buyers that they contact and offer viewings to. They don’t just rely on right move

In June 2026 there is no list of potential buyers.

Thanks all. I think I'm going to ask a friend to phone the EA to see how well they promote the house, if they pass that test we'll stick with them.

We already reduced from £285k to £260k. I spoke to DH last night about coming down to £250k (figure suggested by EA) he's not keen but we want to move this year before secondary school applications open so I think we'll just have to suck it up!

Estate agents are notorious for over valuing but you've gone for a price higher than their recommendation - it's not surprising that you're getting no interest as you're clearly well overpriced I'm afraid.

We had the house valued by 3 agents back in Feb and they all said £280-£285k then. So either they were all overvaluing to get the business or the market has really slowed in the past 4 months. Either way I will convince DH we need to drop to £250k

Four agents valued my parents property at 290000 a year ago and now it’s on at 235,000

I don't think buyers would particularly notice or care about you changing agents a third time. If you're outside of your contract with your current one, it may be worth seeing if there's a better one and relaunching at the lower asking price. I would have thought you'd have got at least a couple of viewings during the first week if it's priced correctly and there's nothing glaringly wrong with the house or location. Keep in mind people will be away or busy during the school summer holidays, so there's likely to be a slight decline in viewing request, even on 'hot' properties. You could name change and start a new thread with the rightmove link, you might get some helpful feedback from local people who know more about your local market.

We went on the market 10 days ago and have had 17 viewings and 2 offers so far. That's on a typical FTB house in a reasonable area with decent transport links. So far it seems like the agent has been very accurate with his valuation. We listed at the mid point and I think we'll end up selling at around 95% of the listed asking price within the next week or two. Just need to persuade my DH that we shouldn't hold out even longer to see if we can get the full asking price, as I'm worried we'll lose the house we want to buy.

Don’t underestimate how the market changed between Feb - April. The market really slowed around April time.
In my road - house went up for sale at the start of the year and had a decent amount or viewings and sold for asking price straight away. A few months later a very similar style house a few doors down for the same price came on the market with the same EA’s. It’s essentially the same layout, same style and period of house, but they’ve only had two viewings in over 2 months and no offers. The market has really slowed down and without major price drops alot of properties just aren’t going to sell for a while. So whatever your house was in Feb is not what it will be worth now.

There are no buyers hanging around putting their name with one agent and waiting for that agent to tell them about the houses they have or are 'pushing'.
If you want to sell, you either reduce the price or sit and wait until new buyers who are prepared to pay your desired price come to the market, however long that takes.

Both of those things are true. I just remortgaged and the offers out there are really poor even compared to February before the Iran war started.

In the present interest rate climate those new buyers are not coming, it is pointless waiting for them if you want to sell.
