How quickly will this sell?

Just curious what others think. My best friend is selling her two bedroom terraced house. It is situated in a quiet cul de sac close to the town centre and local amenities. It has a fairly new kitchen and bathroom and a landscaped garden. Its is on the market at £200,000. Do you think it will sell quickly? I know little about the property market. She has been told not to look for a new property herself until hers is sold but this seems counter productive.

No its a bit overpriced. The highest price one of those has sold at was 192k in 2024. Prices were higher then. They might get offers though - around 175/185 would be my guess.

Rightmove says it's worth 205,000.
But the market is tough. I would put it on for 190,000.

That quick in London sounds unlikely, and remember when looking at how far volumes have dropped the population has soared since say the peaks of the 90"s!

I think @Meadowfinch meant for that price it would sell in London extremely quickly. And she's right!

I think 150k is more realistic.

I live in a very similar house in another part of Coventry. Your friends house looks very well presented but property is hanging around for a while and I see lots of price reductions. I'd would say £200k was pushing it. Mid terrace, no garage I'd say £180k but never say never.

That's around the price range I've been looking at in Shropshire.
I've just been watching one of similar size and quality but with a detached garage be sold . It was on for 197000. It was up for sale for a while.
I'm personally going to save a little bit more and go for a decent 3 bedroom for about £275000. Just because its better value really as I don't need a 3 bedroom
