Moving before Christmas thread

Saw the spring moving thread and I've definitely missed that time frame, wondered if anyone wanted to chat about trying to move before Christmas!

I was planning to view some houses this weekend but my favourites have gone and nothing good has come on the market recently so I'm feeling like a new home for Christmas might be a pipe dream.

Its possible in that time frame but I think it'll be luck too. We viewed our house end of June last year and moved in this March! I think that was long but it is really just luck, we had no chain either! But there were some things that needed independent investigation that extended it, you'll never know that though until you start with surveys etc

We're in this place, but we weren't really looking hard to move house but then the absolutely perfect house came on the market and we fell in love. So here we are on the market (photos taken yesterday) and hoping it all falls into place as the vendors have seen a house they want, and want to move as close to September (or before) as possible. It all feels a bit like a dream until I go and walk past the house we want!

What’s your current position?

Have you got a property to sell? Have you sold? Or are you not in a chain?

If you can buy without having to sell a property then I would definitely view other properties if that’s what you want…
however if you’re not in that position - I really wouldn’t bother. Vendors will have to prepare their house for your viewing / make changes to plans when you aren’t in a position to make an offer.

just keep browsing Rightmove and Zoopla and get an idea of what property you want until you’re in that position.

Yes, our house is sold subject to contract and we're moving into rented so in a good position. Let's hope!

I’m aiming for before Christmas as well, or at least Easter. In London, been on market for a couple of weeks, lots of viewings but no offer yet. Will be going into rented to stay out of chain as much as possible and not have to rush a purchase, as there’s not a lot out there to choose from at the moment. Hope to be in rented for max of 6 months.

We hope to have our new house by Christmas but whether that’s realistic or not I don’t know. We’ve had three viewings since we went on the market two weeks ago but no offers yet. Next viewer is next Friday.

I expect it to be Christmas at this rate! Put our property on the market early May. 1 viewing so far, very disappointed. We have a lovely edge of village house overlooking a field and plenty of space on both sides. Our EA is as useless as a chocolate teapot.

We decided today that we're moving to a different EA, because we don't intend to still be in the same position in 6 months time wishing we'd taken action sooner. We will have a higher commission fee with the new agent but if it gets us to where we need to be, proceedable, then it will be worth every penny.

happy to stroll along with you as we go through the ridiculous and needlessly stressful process of English house buying and selling, and hopefully keep our sanity.
