Thoughts on our revised downstairs layout before finalising the plans

Hello Mumsnetters,

I have made several changes to this plan already but just before I have it locked-in, please let me have your thoughts on the current layout. Any suggestions for improvement are welcome. Thank you in advance.

Note: the bathroom and utility room will swap locations. I don't want a bathroom opening directly into the living area. Whistles the area underneath the stairs is smaller it is still beg enough to accommodate; a stacked washer and dryer, small sink and 30mm storage cupboards so adequate for a functional utility room. The current opening to the utility (proposed bathroom) will be moved to the opposite side so it opens into the hallway.

I am also thinking of moving the dinning area to where the snug is and vice, versa. For everyday meals we have extended area on the island so I thought it would nice to have the snug area closer.

Lastly I thought as the snug a really is a good size and we'll probably be spending most of our time on the open plan side, perhaps convert the designated lounge into a playroom for our 3year old and then perhaps the room can be reinvented in the coming years as he grows.

Looks like a great house! If the utility room (ie proposed wc) is large enough to be a wet room I would install the shower now while you’re getting the work done. This means in the future you could have option to live downstairs. Agree about the door swap. Looks like you have a huge number of pantry cupboards, so I don’t think the walk in pantry is necessary. I’d make that the utility room. It’s very handy to have space to hang some clothes up and looks like you could fit a rack in there. Look up house obsessed on insta, she has great drying cupboards. I’d keep the under stairs space as a storage cupboard. Agree you’d want the seating to be looking out the windows. Hope it goes well.

Thank you @ElliePhant28 for your response. Downstairs shower is definitely part of the plan for thr exact reason you stated. I office area will eventually be repurposed into a bedroom if needed during old age so having a showroom right opposite would be very convenient.

Ooo lovely! Can I suggest a door from the boot room, through the pantry and into the kitchen? Just thinking a more direct route when carrying shopping would be handy. You could make it into a hidden door perhaps off the boot room. That pantry is where I might be tempted to put a utility/wet room. Handy to have it off the boot room so any messy outdoors stuff can go straight into the utility for cleaning up, dog washing if there's a dog in your family or future.

I wouldn't have double doors into the house, just one big single door, but I probably would put double doors (or just a big opening) from the boot room to the inner hallway. I might also be tempted to put a large open porch on the front.
