Suggestions for first floor layout

Hi all,

Looking for suggestions for our first floor layout.

We've had plans drawn up turning one of the bedrooms into an ensuite with a dressing room, and putting in a family bathroom into the box room (see plans below). I'm wondering if we should, instead, have ensuites in both bedrooms, turning the dressing room into an ensuite for Bedroom 1 (currently our kids room - would propose having a bath with shower above in there)? What is proposed as the family bathroom could then be an office (it's what I use it for now) or nursery/guest room - all of these uses are better for us but I want to make sure we're not making the house less appealing in the long term? The top floor has two further bedrooms in the eves with a family bathroom, so we won't be without a general bathroom, it will just be on the top floor.

Note - we can't knock a door from the bedroom into the family bathroom as there is a chimney there and no desire to remove it!

do you have the plumbing in the right place to make the dressing room into an ensuite? if there is no toilet nearby, getting the waste pipe in will be £££

aside from that, it is a question of what you want. if you are going to be in the house for more than 7 years, build for what you & your family need, not for future purchasers.

Yes we do, it's currently a bathroom so no problems there! The room the architects had planned to turn into the family bathroom does not, which is part of the reason I'm thinking of two ensuits as all of the plumbing is already there.

Is there a downstairs toilet or do people currently have to go upstairs ?

If there is I’d say keep the office room and get rid of the dressing room idea. Tbh it doesn’t work very well anyway as ideally it should be next to an en-suite. I also think you have too many doors in the master bedroom but that’s a personal irritant

If there isn't a downstairs WC,
id try to fit one in but if it’s impossible then go for the Architects suggestion. Guests need a WC that’s not through a bedroom

Im an Architect too. Just goes to show we don’t all think the same 😁
