Does anyone live in a new(ish) build semi and not have lots of noise?

Just that really
I live in a semi and had decided to buy a detached house when we move - however a house has come up in the village we’re looking for and it’s great apart from being semi detached.
its about five years old, apparently a ‘quality’ builder but who knows.
im quite noise sensitive.

No way all made of cheapest possible materials even if they claim otherwise! Could beer a plug going in the wall next door in my friends

I lived in a Persimmon built semi and despite them being a busy family with two teenagers both learning to play the piano I never heard a peep through the walls.

The garden was a different matter though. New builds are often on smaller plots and crammed in. The house backed on to 5 other houses and the noise through open windows and of people in their gardens was what made me leave in the end.

We are all noise sensitive in our house. Bought a 5yo terrace. Builder advertises as specifically having good soundproofing between houses. We hear our neighbours in the summer when everyone’s windows are wide open but otherwise not a peep. Ask the neighbours of the house you want to buy?

we can hear ourselves between rooms more then I would like but not the neighbours. We are sound sensitive enough that at looked at ways of soundproofing after we moved in if we needed to but it’s been fine.

Oh that’s encouraging!
the living room is away from the party wall which is good - it adjoins in the hall, dining area, stairs and one bedroom (of four).

This was our Victorian terrace - could hear the light switches going on!

I live in a semi detached new build, built by a good family run builder. We don't hear anything through the walls. Although we are on a slope so next door is slightly lower than ours so think that helps as well.

Our house is 15-20 years old now. We have one wall which is a bit noisy but it was picked up in the survey when we bought it and we were ok with it. The rest of the house is fine. Ours really was built well and we are on a small street in a town centre, not part of a big estate. It isn't my dream home but I am happy with it.

Agree with pps that the bigger issue is noise in the garden and coming from the other gardens. If we ever move, I would love a quieter garden.

Our David Wilson new build is 3 years old. We hardly hear anything from our neighbours. Not like the Victorian house we were in before, where we could hear absolutely everything!

We are in a semi - built 2023. They have been very clever and built them with the downstairs loo and built in wardrobes backing on to each other which acts as a buffer. We hear them in the garden though if patio doors are open.

I have a 4 year old semi, I don’t hear the neighbours at all, apart from in the garden.

We live in a NB detached but have previously asked close neighbours who live in semi's about this and they all say that noise transfer is not an issue whether that be children, dogs, music etc.

An old work colleague however lived in a TW semi and said noise transfer was appalling which is what prompted my interest on my neighbours houses.

We lived in a newbuild (2019) semi and basically never heard any noise from our neighbours. Very, very occasionally we could hear the faintest noise if they ran up their stairs full pelt, but it was essentially nothing. The houses were designed so the stairs were the adjoining walls not any of the living spaces.

Our neighbours said the same about us. We got a puppy and later had a baby and both times they were surprised to meet them as they hadn’t heard any noises.

We lived in a new build 3 bed semi for 9 years and never heard our neighbours through the walls, even when they had a newborn and toddler.

Now live in a 4 bed mid terrace townhouse that’s about 16 years old and we never hear our neighbours. We have an excellent guard dog in the form of our miniature dachshund and my neighbours have said they don’t hear her.

I am in a 5 year old semi. I happened to be here looking round when some guy from biilding regs at the council was there checking that the sound proofing had been done properly. It is brilliant. I hear not one peep from next door and, even though our TVs are back to back on the living room walls, neither of us hear a thing.
I am retired and like classical music on the TV and next door is a young couple who I am sure like a bit of noise .... but we neither of us hear each other at all.

I think the building regs are more strict than they were. You could speak to the council and ask about the sound proofing regs that the property you are interested in had to comply with when it was built.

Of course we hear each other in the garden in the summer if we are both out there.

If it was a local builder you could also ask them.
