Knotweed on a new build estate, how close is too close?

Solicitors have sent a report on a new build; it's on a housing estate that used to be just scrubland, and an area around 12 houses away from my plot, on next street, has Japanese Knot Weed. There's a report on it in the papers they've sent saying it's under control but should I still be worried? How close is too close or is that considered far enough not to be an issue? I think there's an HM Gov guideline saying that 7 metres is ok, apparently that won't affect any mortgage. Solicitors want £150+ VAT to do "something" concerning it, not sure what, they say its highly specialist work ... (must be about 5 minutes work for £150 then)

I would be worried. It’s awful stuff and can affect the sale of your house if you ever decide to sell on. It spreads very quickly and is very invasive. Take the solicitor’s advice and protect yourself for the future

Knotweed is fast becoming the same as rats, you can't get away from it. But you say it's being controlled, I think I would want to know more about that, ie is it being actively treated or just monitored. If it's being actively treated I wouldn't be too concerned as it can take years to eradicate.

Personally I would go myself and have a look and make my final decision that way. If its a whole garden and ten foot high then he'll no. If it's dug up, barriers put in, chemically treated and only showing in a one foot area then okay. Go several times as its well known for its speed of growth.

the problem is when it’s in neighbouring properties your reliant on them to sort it

We’ve got a new build estate near us in the South East that has known knot weed nearby. They still seem to sell well
