What should I check before starting a full house renovation in Dubai?

I am planning a house renovation Dubai project for my villa, but I am a bit confused about how to manage the process properly. The main work includes kitchen changes, bathroom upgrades, flooring, painting, electrical updates, and some layout improvements.

My biggest concern is budget control. Many contractors give an initial estimate, but later the cost increases because of material changes, hidden issues, or unclear scope. I also want to avoid poor finishing, delays, and low-quality materials.

For anyone who has recently completed a house renovation in Dubai, what should I check before hiring a contractor? Should I ask for a detailed BOQ, timeline, material list, and warranty before starting the work? Also, is it better to hire one full renovation company or separate contractors for each job?

Any real advice or experience would be helpful.
