Would you buy this house?

Hey everyone! I need honest opinions please!

We are looking at buying a house which we love but there is about to be a development of 3 new house right behind. The plan is to have their bin storage at the back of or (potential) new garden.

My questions are:
Would the bins be annoying/smell?
There’s a lot of work to be done are we mad buying a house in what is about to become a building site area?

The good thing is that when it’s all done it could add value to the house. The house is beautiful!! And a really good price.

What’s the access situation / any rights to cross your land? How are the bins accessed?

You will have a LOT of disruption. Is the seller part of the development as well? I’d only exchange (and repeat surveys) much later once the backbone of the heavy work is done esp if foundations are going in. I think bins are the least of the potential issues here.

The devil’s in the detail here. Massive difference between three houses in keeping with the rest of the road/ immediate area and three houses jammed into a tiny plot that was part of someone’s garden/ replacing a demolished property - if there is a communal bin area sounds like could be the latter. Do these houses have drives or are they going to exacerbate any existing parking dramas. Also would you be impacted by construction traffic etc? Also some people are really bothered by construction noise and some aren’t. I don’t really mind it tbh but I get why other people do and it could be 2 years of it.

I couldn’t live with a year plus of construction noise, potentially being over looked and then a communal bin area at the back of my garden

Your house value will reduce when they are built. I wouldn’t want smelly bins in the back for eternity.

It’s a really good price for exactly this reason. It’s been devalued by this protect. Don’t buy it

This could happen anywhere you move up. Has happened to us next door a few years ago abc now on other side is going massive double story extension. Not happy but I know from experience if construction in the other side, very difficult to try to stop construction.

the house you’re interested in though should be selling at a discount right now because you would be moving in to this happening.

there will be disruption to your life while work is ongoing.

you’ve not given a photo so how much can be remedied by planting large hedges and having a tall fence, can’t be sure. But these two things can help mitigate being so overlooked, reduce noise a tad.

about the bins when the homes are completed, if you live in an area where bins are regularly collected, would this really be that much more than other close neighbours.

id inky buy the property if it otherwise meets all my requirements AND at a discount because of impending disruptions.

If you are buying for 7 years plus, I wouldn’t worry about disruption. Especially if the access route to the building site is away from your house.

And I wouldn’t worry about normal household black bin storage. All houses have bins somewhere. If it was the kind of massive communal bins that flats have, it might be worse but that is unlikely for 3 houses.

how far in meters from your proposed house to the bins? 5m or 25m of garden is a big difference.

If you're getting a good price because of the development then yes, I'd definitely buy it. I don't think that there is an issue with wheelie bin smell?

I wouldn't buy anything that was just about to change in an unpredictable way. Surviving the mess and disruption of putting the new houses up has a fix end point, but I would need to know how the bin store works out in practice before deciding to move there. It might be unnoticeable but it might be smelly and messy, and attract pests.

I’d live with the building if I got a better house at a lower price. Domestic bins wouldn’t bother me.

This is the plan! The house we are interested in is 39, the bin store is labeled V and the houses are the numbers.

I think the comments are just confirming what I sadly know already! It’s such a lovely house though!! Perfect location etc

I would buy it if it ticked every box. At least you know what is being built. You could buy a different property with a gorgeous view only to find a couple of years later 500 houses have now got planning permission.

Looks like there are 5 proposed houses, rather than 3?
Where will people park? In a space in front of their house (meaning car noise/pollution multiple times a day next to your back garden)? Or on the street (so will that create parking issues for you?)

I'd be more worried about the noise of multiple neighbours in a small area, their access, etc.

I might be reading it wrong though, as I can't make out the blurry writing so maybe I'm missing some info, as it just occurred to me that the new houses are tiny, compared to yours!

If bins aren’t collected or they overflow, this would encourage rats.

There will always be positives and negatives of any purchase or rental.

I was going to say I wouldn’t buy as I couldn’t stand the noise of the bins being opened up and stuff chucked in, along with foxes etc. Then realised I live on a terrace street with bins at the front so that is what I hear anyway. I’d be worried about the noise and disruption of the building work, and also that my house would be more attractive to burglars as they can access my wall via the bin area. But I don’t think it’s a deal breaker if the price is low enough.

I’d be more bothered by the drive next to the house. It also seems to leave you with a tiny garden so that the houses have bin stores and parking. Also, how noisy is the nursery?

I wouldn’t go for it. The bins aren’t really the issue here.

The new builds would overlook the house.

The value of the house would decrease because of this.

I’d probably steer clear.

The new properties seem to be taking up the garden? Is that right? Next door 37 seems to have a long garden but 39 doesn’t. It must be busy with nursery traffic too. I’d not want the whole set up.

i thin you have misunderstood the plan. The bin store are the green boxes. The number are parking spaces and v is for visitors.

I think it would probably be alright. Is it an expensive development where people will look after things or is it likely to have a lot of rental? I speak from experience I know it is a bit prejudice. It looks like there is a gate and lots of trees around it.

the nursery would be annoying

if j loved jt and the price was good I’d consider it.
