Bristol property market for cash buyers?

I'm planning on buying a house in Bristol, for cash.

Just a little terraced house, or small semi. So a lot of them are listed at £425,000 but I ideally don't want to spend more than £400,000.

Does anyone in the area know what the market is like for that type of FTB place, and whether it would be seen as grossly insulting to offer £400k on a £425k house (I could push it to £405k)?

Looking at Totterdown/Brislington/St Anns/St George if that helps at all.

I live in Bristol and we bought last year at 420, not far from Totterdown! No-one sane is going to be offended at you offering 400 on a 425, especially if you're cash and ready to roll. And maybe some of those places have been on the market a while too. Have you looked at anything yet?

I just had a look at houses in Totterdown on Rightmove. I don't know the other areas as well as I know Totterdown/Bedminster/Bishopsworth. There's actually nothing in T on at the moment between 395 and 440! Have you looked at the ones just under 400? The first three or so look nice? Depending on what you're looking for of course.

You will be fine offering at that level as a cash buyer, assuming no chain. I'd be tempted to start at 380k actually at the kind of price point you are looking at, a good agent won't take offence. Not as many FTBs around at the moment. Good houses still selling well though just less competition and as a cash buyer you have a lot of value.

No harm in making an offer. My DC probably overpaid by £10k on a 3 bed in Brislington at the end of last year. It was on at offers over £425k reduced to offers over £400k but the seller wasn't willing to settle below £410k
It's a nice house and a long-term purchase so no matter but try not to overpay.

I'm in Keynsham, not not too far out of your preferred area (snd we have good transport links).
There's quite a few in that 400-25 price range. One has been on the market since December and hasn't shifted.

I know, they’re all titchy! Cute but parking looks like a nightmare.

They are small, you're right. Parking in Totterdown IS a nightmare. Have you considered Bishopsworth? Is part of your criteria about buses into town?

Bishopsworth Road. Parking in front garden. Sorry, I miss looking at houses we were doing it for 2 years! I'm still addicted. 😂

A lot of Bristol properties have flood risk issues so you might want to factor that into the process of elimination.
