Buy a house without a proper garden or keep looking?

Hi,

This house is ticking a lot of boxes for my needs, central location, close to amenities, close to both train stations.
Of course the major issue is the lack of a 'normal' (even very small) garden.
I don't even like gardening and don't have children however I still have these second thoughts because in the future I may have issues selling due to this very reason.
This was sold for months and is back on the market for some reasons.

Would you go with such a setup or should I look somewhere else with a more 'standard' setup?

Half a million for a two bed house, with little or no garden and much of it below ground level. It looks as though it’s been done well and is spacious, but the lack of outside space, the enclosed feeling of the brick walls around it and the layout would put me off.

That's a lovely house that I think would appeal to lots of buyers, young busy professionals, older people who want to be in the heart of things and not spend hours gardening.

As PP said, you could make a gorgeous little leafy space out there with a table for breakfast or drinks - right off the main living space. I would buy it.

In terms of layout, it seems that photo1 is the front of the house. In that photo, the stairs & door belong to this house. Also the windows to the left of the door and directly above. but the two windows to the right of the door must below to a different house

both floorplans and photos indicate that there is a courtyard garden at the front, almost under the steps to the front door. this has access from the double doors in the kitchen (photo 5 connects to photo 10). at the other end of the kitchen is the dining table with a window (photo 8) that looks onto someone else's garden.

if you aren't into gardening, there is nothing wrong with having a house with no garden. But I would check in person if it will feel overlooked.

It would definitely put me off, but if you like it go and have a look. It’s not necessary the size, more that it’s sunken and seems to get very little sun so you’ll find it difficult to get plants going. Yes I think there might be a courtyard on the other side of the house too which gets more light but it looks even less usable because it’s on the main road and I don’t think you’d have direct access, other than climbing through a window! Pic from street view below- I think it’s the bit on the right but obviously this front door wouldn’t be “yours”.

Have you got parks/ open space nearby? Worth saying that probably if this one had a nice garden it would probably be 50k more expensive. I’d go and look at it in person but probably still keep looking.

If its price reflects the lack of outside space then its fine. The challenge would be if you paid the same price as a house without that compromise as in future it would be difficult to find someone else who would.

I wouldn’t buy it. I’m single and would be happy with a courtyard garden. That one has such high walls around it though that it will be in shade all the time. I’d want to be able to grow some plants and sit out in some sunshine.

I know that house op. The courtyard is north-facing so will be quite dark and damp for most of the year. Have a nosey in the evenings.

Plus outside the courtyard you're on one of the main routes out of Hertford, not a heavy route but significant.

You have the common within minutes but you have very very little outside space - even for a quiet brew you'll be overlooked and below ground level.

OP you're very wise to keep looking, not only won't it be a nice experience living there (any pots will struggle with that lack of light and warmth), you'll also have a problem selling it.

My golden rule is always buy a property with a view to selling it, then you can't go wrong. Any features you don't like, neither will other people!
