Selling and having to rent before we buy

Our house is under offer and the sale is progressing. We have been looking very earnestly but cannot find anything we like.
Our buyers offered above asking and it’s a very good offer so we are keen to keep going but that means we are likely going to have to go into rented until we find somewhere.
we spoke to an agent last week who said that with the new renters rights act we just rent and then give 2 months notice. Ok that seems straightforward enough but do you think we‘ll struggle to find a LL who will accept us? The agents all know we are looking to buy so I’m concerned no LL will rent to us knowing our position?
how soon should we start looking for rentals?

We have done this but we are the renters. Our landlord sold our house and we are very close to buying, so we found a new rental but know that we will only be here short term. With the new law it works in our favor and we only need to give 2 months notice. We are looking for the ideal property but for us we really do need to buy something asap. We think we may need 4-6 months but we don’t know for sure - and no one can really say if it’s long term or not anymore when I asked my letting agents that’s what they said. I wouldn’t want to have bought if I was in a chain, I know some people don’t get the choice but if you can I’d say it takes a lot of stress out. I know it’s moving twice but we took 7 days for the move and we would do the same again but this time maybe longer as we will be buying it was easier to negotiate a date with the landlord.
we also looked at longer term air bnbs but we couldn’t find any longer than 27 days and they were exterminate prices

I've never known this to go right. I wouldn't do it under any circumstances. If it goes wrong, you risk all your capital in rent...

In fast rising market you risk being priced out of your own search area, but in the economy we’re in now if you’re willing to undergo the hassle it puts you in a good position

I've done this twice from the more time to search/sale money on deposit point of view but didn't really like it, decided I'm not a natural renter (nothing to do with not respecting property/not paying!) On both occasions there were quiet enjoyment issues (see a recent long thread re allowing viewings.)

I’m on the fence about renting out my lovely 3 bed house. The income would be lovely, but the potential downside huge.

For that reason, I’ve decided to put it on Airbnb for long term - 2 months minimum rental. A lot of landlords are now doing that. So I would recommend looking for an Airbnb, checking the availability and contacting the owner.

With that in mind, you won’t have to pack up and move twice. Just start making a list of what you will need, day to day to take with you, what’s going to storage, friends to look after garden stuff etc. Work out a budget for renting via Airbnb as it will include your council tax, utilities, internet and possibly a cleaner and gardener (depending on how much you negotiate for a longer stay.

So AST (as was) with removals cost & utilities etc vs all in Airbnb.

I think air bnb would suit op if she’d found a house to offer on. But she could easily be six months plus

We’ve done it twice and both times being chain free was enough of an advantage over other buyers to get us the houses we wanted. We were in rentals for 6 months each time.

First time was just DH and I and we rented somewhere that was furnished so we literally packed a few suitcases to take with us, put everything else in storage and didn’t see it again until we had bought a new place.

Second time was a bit tricker as we could only find unfurnished properties for rent in our area and we had an 18m old. Half our stuff had to go into storage as the rental wasn’t big enough for it all. We ended up with almost a month of overlap between the rental and our new place and was perfect! We managed to get everything we wanted to do finished before moving in 👍🏻☺️ so it worked out perfectly for us (aside from the actual crackpot of a landlord we had 🫠🫠 - even the letting agent refused to work with her again 🤣)

I’m thinking of doing this as well, as I want to take a bit of time finding my next house and don’t want the stress of a chain. I’ll probably going into a ‘build for rent’ flat as they are more set up for short term renting, and accept pets. I’ll put all my stuff in storage bar clothing and the cat. The interest on equity from the house will cover the bulk of rent and storage costs, but I’d really hope to be doing this for 6 months max.

All theoretical at the moment, am going on market shortly so not sure what the viewings / any offers might be like. I can’t accept under a certain amount otherwise I can’t afford an onward move, I’d be going into a worse house for no reason.

I hadn’t thought of it being in the agent’s interest to keep quiet about it not being a long term thing. Good point!

is there anything you wish someone had told you before you went into rented. Anything practical that may not be obvious?
I’m planning to set up some savings accounts before we move to split the sale proceeds for the FSCS limit. Anything else I should be thinking about?

My best friend did this and they rented a static home for 6 months and put a lot of their stuff in storage as the park home owners said they could have a rolling contract month by month and not be tied in which worked for them. They were meant to be there 2-3 months but were there 7 months as they were buying a new build, and the builders went bust and they had to look for an alternative option, and although they had to massively cut back on stuff around them it was ok. It was a 3 bed one so everyone still had their own room etc and surprisingly spacious.
i don’t think it’s uncommon at all but i know a lot of people rent something smaller short term as it’s often cheaper so it might be worth looking at storage for some of your stuff.

ive done some digging and the council won’t accept an Airbnb address for the school applications. They say ‘it needs to be a permanent rental’. 😬
I guess we’ll have to go for a rental that’s not got an end date. I still need to work out the costs of having some stuff in storage and renting a smaller property v renting a bigger property.
we’re still looking for houses but there’s so little coming on. I’m becoming quite disheartened and worried that we’re just generally priced out of the area we’re looking at.we’ve even upped our budget but still nothing.
