Bungalow floorplan help

We recently viewed this bungalow. Couple looking to downsize, no DC.

We found it quite small when we viewed and initially discounted it, BUT it is an absolute steal considering the area it’s in (and very little coming on the market). It needs work, and ideally remodelling, but I am struggling to picture it (terrible with this sort of stuff).

Ideally, we would get rid of the conservatory to create a proper room, and have a long kitchen diner. The EA also suggested we could potentially turn the existing living room into the master bedroom, then extend/square off the existing master bedroom/en-suite into a big living space, which we liked the idea of. My only concern is that the en-suite is a big selling point for us, and I don’t think one would fit into this plan. The garage is link detached to the bungalow next door - we would use the garage as a gym (which we have in our current home).

The kicker is that the plot doesn’t have a huge amount of scope to increase the footprint. There is some space to the north and west to potentially extend, but the garden isn’t very big as it is.

Would love to hear ideas. We would have a healthy budget for renovations/remodelling and would love to find a way to make it work.

can you give a list of the number of rooms you want to end up with. How many bedrooms? How many other rooms?

Just 2 bedrooms (a third would be nice, or just a small study, but no idea where it could go)!

Otherwise, just kitchen diner, living room, separate bathroom, and ideally an en suite to the master.

Here you have a warm cosy snug (s) which could also be a study, and a big light living room in the old conservatory (or a new room with similar footprint. Then kitchen (k) and dining room(d) in the next space. A small extension gives your en-suite (e) and also a walk in wardrobe (w) to make the most of the big space in your master bedroom.

i might also put a utility room in part of the garage but haven’t drawn that.

Keep Bed 1 and ensuite
Make living room into bed 2
Original bed 2 into snug / office
Keep bathroom
Knock through garage and conservatory to make large kitchen , dining room, sitting room

We bought an 80s bungalow , have a massive ( for the 2 of us) kitchen , dining, sitting room where we spend a lot of time
The snug , though is lovely as we realised we need his n hers tv rooms !

I would definitely want access to the garage from the house, so extend across the back of it.

I know you said you have a big budget but I have been stunned at the cost of getting rid of a conservatory and replacing with an extension.

Thanks all, some great ideas and food for thought here! I hadn’t even thought about completely moving the kitchen area into the current en-suite. That’s an interesting one.

Also really like the idea of knocking everything through although ideally we’d want to keep the garage as a gym space, but again it’s a really good idea especially if it could give us a study.

We would have up to 200k available to do the work given the low asking price, and based on similar projects we’ve seen friends do recently I think it would be do-able.
