Best areas of South Manchester for families ?

Hi which are the best areas in South Manchester for families , ideally somewhere which is affordable now but a good house investment.

Chorlton, Didsbury and Altrincham are way out of budget so we are looking at Sale, Urmston, Flixton, Stretford. Sale is our fave but right at top of budget and I’m wondering if it’s peaked and will be like Chorlton / Didsbury in a few years where it’s expensive but won’t increase as much as other areas.

What is your budget and requirements?

Delara · 02/05/2026 10:10

Stockport (but next to South Manchester), take a look at the Heatons? Heaton Chapel is on the up and has lots of family homes and great transport links. It would be good if you could provide a budget and what you're looking for as there's no point in me recommending areas that are out of budget.

Have a look at Levenshulme. Nice parks, a lovely high street and brilliant public transport into Manchester town centre via either the 192 (bus every 3 mins) or Levenshulme train station.

Thanks everyone budget is £575k ideally 4 bedrooms or 3 bed with potential for loft conversion or extension

Northenden doesn't have great transport links but I know families who like it

I wouldn't call these affordable but I think some of them would be good investments. I'm not much of a fan of Stretford but it is on the up, and I reckon the Heatons will keep increasing because of the transport links (train, tram likely to be developed through Heaton mersey). Levenshulme also a good investment but I think the high street isn't very nice and it really depends on which street you buy on – lots of mixed reviews on it and I know families who ended up moving to the Heatons after Levenshulme.m

If you could up the budget to 600k you could find what you're looking for in Didsbury.

Levenshulme has been up and coming for at least 15 years and still isn't there yet. The A6 is also a nightmare if you need to use a car to get to work

Where do you need to get to for work and what ages for schools if you have kids?

SwedishEdith · 02/05/2026 17:08

Hard to say about the Heatons as a few roads apart can feel very different. This is Heaton Norris but really close to Heaton Moor. It's a really nice area for families.

I found this property on the Rightmove Android app and wanted you to see it: https://www.rightmove.co.uk/properties/173427527

Or Urmston? That's lovely too

augustusglupe · 02/05/2026 21:14

Look abit higher in budget OP. Quite a few properties are sat there at the moment in good areas too. Maybe not all open to offers, but worth a try.

“lovely”?

I guess it is if you like low end, grubby discount shops and a million takeaway places.

@Hann376 I agree with others that the Heatons in general would be a good option, just steer clear of a house on the A6. The Heatons aren’t vastly different to each other but you would struggle to find anything in your budget in the slightly pretentious Heaton Moor. Try Heaton Norris but not near South Reddish. Or Heaton Chapel. I wouldn't want to live in Heaton Mersey because of the traffic in Didsbury Road you’d inevitably find yourself in.

Also try Cheadle Hulme.
