House purchases starting to feel like a money pit

We are looking to buy a semi in Wales, the house when we inspected it seemed perfect for our family we got a level 2 survey and this is the moment when I started to realise it's a money Pit.

Roof - light is coming through. roofer confirmed it's rotting away, he quoted £12k!!!
Damp everywhere on the ground floor even the party wall - someone quoted £15k. We are getting another company out next week to do a survey as well.

I don't think we can ask for all this money off to cover it, it feels so bloody cheeky but we can't afford to repair everything. I expected a new kitchen maybe bathroom but not this.

We are looking at new houses on the weekend but feel gutted.

You’re having doubts, and have quoted nearly £30000 of work already. You could buy the next size house up for that!

I’d run and find something else.

Reduce price or walk away. There are many houses. You don’t need that expense.

They didn't feel cheeky not maintaining their home so why would you feel cheeky telling them you won't be fixing it for them? Just explain how disappointed you were with all the issues discovered and explain the cost to resolve. Tell them you're fine to deal with the hassle of getting builders in but will need funds to do it and that would come from a price reduction. Should be law to maintain property instead of passing on crap to others. No sense of responsibility in this country or sustainability.

It is so heartbreaking when that perfect house turns into a headache, but please don't feel cheeky asking for money off! That’s exactly what the survey is for. If the seller won't budge, walking away is a smart move you don't want a money pit. Good luck with the weekend viewings

Get a specialist damp report. We had this in our house and the specialist damp surveyor said actually it’s just old salts in he chimney breast, and some removal from the cavity wall to fix. Make sure the damp surveyor doesn’t also provide remedial services though as they may not be as impartial.

You have had 2 tradesman out to confirm the issues so the seller is well aware of problems and will be expecting you to adjust your offer. Dont over think it. Its why you had a survey in the first place. You like the property so decide, with the information you now have to hand, how much the house is now worth to you and present that. No one will find it cheeky.

Update - this is kinda an old post. They wanted to fix the roof themselves and offered £3k to the damp. We was told by the damp specialist that the original damp work failed due to poor workmanship so we decided to walk away. We did have a second property which the buyer suddenly pulled out 20 mins after submitting the contract pack lol (our luck was poor)

However we found a new house which is 3x bigger than both houses it is bit more expensive but it's a four bed with a long drive and a massive garden so it all worked out - just need to have the offer approved and we will get our searches done! Xx
