Looking for advice from estate agents

Hi, we are having some trouble finding somewhere to rent.

A little about us; we are a family of 4, my husband is working with a salary of £35,000. Currently we are on one income whilst I am at home with our two children. Our eldest will be starting reception this September, hence the need to find somewhere to live so we can apply for a school place in the new area.
We also have a small dog.

Our budget is £1200 per month. We are looking for a two bedroom rental in Wiltshire/Bristol/Somerset. This will be our first time renting as we currently live with my father.

I am getting the impression so far that landlords will be reluctant to let to us as we are on one low income, and have a dog. The estate agents we have spoken to refer us to Rightmove without offering any advice. How realistic is our budget and the possibility of finding somewhere to rent?

Have a look on Rightmove. Filter your search for somewhere like Swindon and add a radius you're prepared to look at from there. Filter for 'Oldest Listed' - you may find a landlord who's getting desperate! Then just ring the EA and say you'd like to view. They'll talk you through the qualifying questions at that point.

Another thing I see on a semi regular basis in my area are posts on local FB pages asking if anyone knows of a 2 bed/3 bed/ house share to rent. They usually get replies with suggestions or "I've DMd you" type responses.

You can request a pet but a small 2bed for 4 people, the landlord could refuse the request as the property is not big enough, even on 1st May. Good luck with the search.

If two people in the household are on £35k then not an issue.

However if this case there is a sole earner bringing in £35k. That’s about £2400 take home per month. So after the OP paying £1200 in rent , there would be £1200 a month to support 4 People and a dog with all bills and food etc. . Not really enough.
