Going into rented while house hunting- any tips?

We are planning to move and have gone under offer, but no luck yet finding somewhere to move to so we are considering going into rented for up to 6 months. Thoughts are that we will then be in a vg place to offer when something comes up, prices don't seem to be rising much, and we are happy with the offer we've received on our house (which we had feared might be tricky to sell).

I wondered whether anyone had any tips for doing this? We'd ideally find a rental with a 6 month break clause but not sure how many LLs would agree to this. We have pets so they would have to be happy to take them.

Mortgage is fine as we are variable rate so can just pay it off without a fee.

Can you even find a rental at the moment? They’re getting rarer by the day due to all the LLs selling up.

If you can then it would probably make sense.

We rented for six months, waiting for a new house. There may be landlords who will consider a six month let. It also depends on how long it takes you to find your next home, so twelve months may not be out of the question.

It does put you in a good position for buying, so I’d see if it’s feasible, especially as you want to ensure your sale goes through.

Yes, I have done this several times, it's a much more stress free way to move!
Allows you to clean both properly, no same day pressure, better buying position etc

You will probably need to take a year, with a break clause at 6 months, reality is you probably won't find and move in 6 months anyway.
You can not be penalised or prevented from renting for having dogs any more, the clause is normally you need to have the property professionally cleaned at the end of tenancy. You need to be able to show an invoice for this.

Is that your personal experience? In London there's a lot of properties to rent as immigration went down significantly.

Rental rules are changing.

I'm pretty sure you can give two months notice and move out. Even the day after you sign the contract!

Great for tenants not so good for landlords, hence the lack of rental properties.

Ideal for you.

With the new Renters rights bill, there's no such thing as 6/12 month break clause anymore. Starting from May, you literally can move in and give your 2-months notice the same day.
Of course the landlords will be suspicious of the tenants who are moving due to house sale anyway, and also if you've got a cat/dog it will complicate things even more.
On a positive note, the landlords will not be able to give notice in the 1st year of your contract for any reason.

People who buy an ex-rental, are freeing up a rental property themselves. So the lack of rentals (at least in big cities) is only in LLs heads.
Especially taking into account current situation with legal immigrants and foreign students, who are traditionally renting.
