Would a five-bedroom house with a small kitchen put buyers off

Would you buy a 5 bed house with a 10ft kitchen?
We're trying to sell our house and to date have had no luck. It's a modern house.

We've been quoted silly money to take down a supporting wall between the kitchen and the breakfast room. A new small kitchen would cost us ( due to family contacts) £5k. The wall plus new flooring and moving gas/electrics £25k.
I do need a more accessible kitchen due to my disability but I also need to downsize.

Just to clarify the 25k is for the whole thing. Wall down, new units and floor.

If we just change the units and appliances it's £5k as the units are available to us and we reuse the floor.

I’d rather buy a less expensive house with an old / small kitchen than a more expensive house with a modern kitchen and floor plan I happen to dislike!

So no, I wouldn’t redo your kitchen but adjust the price (so potential buyers could off-set the cost of redoing their kitchen). But that’s just me…

It wouldn’t put me off at all. I’d prefer to put my own kitchen in and do and building alterations to suit myself. The price would have to reflect the smaller kitchen though

I wouldn’t want a pretty budget £25k renovation including structural change and new kitchen. I would want to do it myself but the price would have to reflect that. And currently it doesn’t

Yes massively , I wouldn’t even entertain it even if the price reflected on it it’s a buyers market now people can be as picky as they like

Don’t put a new kitchen in. If a buyer decides to remodel to increase the size they’ll want to put a new one in themselves. I bought a house with exactly this issue. Plus the less than a year old kitchen was burgandy! The wall I took down was a fire breast and also the boiler was on it so it cost ££ to do it but was absolutely a necessity. But I factored the cost into my offer.

We had a 2 year old 30k kitchen with 2 year old top of the range boiler, all Siemens appliances, 3 brand new bathrooms which cost 45k and had Amtico flooring. After a year took it off the market when the exact same house sold for more than ours was up for, with 20 year old boiler, kitchen, Whirlpool appliances and original bathrooms! We’d also had the garden remodelled to include two sun trap patios to catch morning and evening sun!

I literally have no idea what makes a house sell - the Estate Agents all said our house was immaculate, beautifully presented and expected it to sell over the asking price 🤷
