Would a five-bedroom house with a small kitchen put buyers off

Would you buy a 5 bed house with a 10ft kitchen?
We're trying to sell our house and to date have had no luck. It's a modern house.

We've been quoted silly money to take down a supporting wall between the kitchen and the breakfast room. A new small kitchen would cost us ( due to family contacts) £5k. The wall plus new flooring and moving gas/electrics £25k.
I do need a more accessible kitchen due to my disability but I also need to downsize.

The £25k is magnet, the £5k is Magnet too but an ex display.
We have flooring and it will be fitted by family.

Partly yes. Partly because we were frustrated with the current set up and wanted to improve it before moving to a different house with a nicer kitchen/more space.

@Oddlyfull we have a family member who is decorator. We don't need magnet to do it.

This is my 17th house and the only one that has stuck bar a flat in 1990!

OP we just bought our dream house last year. Left a 2 year old stunning kitchen that we put in and loved for 2 years. This house is our dream location. Kitchen isn't the best it's dated and a good size for family not massive (also 5 bed). We will change it. In fact I have changed and extended the kitchen in the last two houses. I wouldn't do the work. If someone loves your house they will buy it and change it. I agree that a kitchen can sell a house but it also wouldn't stop me buying one if everything else was ideal. It wouldn’t put me off at all providing there was
the space to make it bigger or extend. I would be more put off by a five bedroom house on a tiny plot.

Not a huge plot but not tiny. 40ft square perhaps? Planted. Sun in the afternoon.

It wouldn’t put me off as I’m tired of trudging up and down a big kitchen, and over acquiring gadgets I don’t use enough. People go through stages. My kids are now grown. I’d be happy with a small neat kitchen these days, as long as I had space for a dresser or similar in the dining room.

But would you be looking at buying a 5 bed house?

We have a dresser in the dinning room and two big cupboards in the breakfast. One is a larder. Comes with the house. Ten cupboards in the utility room.
We have four sets of fitted wardrobes. Best I've had in years. It was the show home.

Actually, having seen the floor plan and seen how easy it is to access both the breakfast room and the utility room from the kitchen it really isn't that bad a layout.

I wouldn't do the work yourself before selling. Different people want different things.

Im currently looking for a new 5 bed detached and found a beautiful one but we havent even been to view it cos the kitchen is too small. Think corridor style and not very long either.
