Spring house selling/buying support thread

After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

I switch from worrying the longer it takes, the more chance of it all collapsing, to hoping it stretches out as I’ve still so much to sort out at home! I’ve only ever moved in school holidays before, how do people who work full time manage!!?

Me too a bit, I’m actually in no rush to move as I don’t have an onward purchase yet. I’d be happy to exchange and have 3 months to completion (not sure that’s even a thing), I just can’t stand this limbo of hanging around for exchange.

we were ready for the middle of June, our buyer wasn’t ready to exchange until mid august…

I had lots of conversations with the estate agent and because he was chain free, we think he didn’t realise the implication of all the people who are stuck in chains and relying on movers etc.

He wasn’t getting cold feet, but the slowness of the solicitor meant that he just hadn’t had time to review the bits he needed to.

We were the ‘squeezed middle’ the top and bottom of the chain were throwing demands and blocking and we just all sat there like anxious sitting ducks!

BUT we made it! I’m sure you will too!

Oh I hope so, thank you, I’m not quite sure what we will do if it all falls apart at this stage. I’m not allowing myself to think about it too much at the moment.

Another day of radio silence here, who knows if we will exchange this week. Ive stopped looking at foreward properties, its just stressing me out and having made the decision to rent on completion Im just concentrating on packing and getting the house ready to move. Like everyone else its great to have more time because packing 15yrs worth of stuff and sorting piles of paperwork which should have been sorted yrs ago is great but on the flip side I panic im packing but it could all be for nothing, plus ive skipped all my wardrobes, other bits. We are living out of bags and boxes but it has to be done to gain some sembalance of control over the situation.

Same, still have no news and our buyers go on holiday for a week next week so it can’t happen then.
Im completely fed up of this now, really feel like pulling out myself

@WWBWBapparently its like neverending nothingness, like there is no end to the journey, logically i know it will but its a pure communication issue. All of this would be eradicated if timescales were given and who is doing what is established. Ive never known such a business where people who are involved, lots of money is at stake and yet no one knows what the f is going on. You would think the way they work the telephone and internet had not been invented. Everyone knows moving is stressful so you would think by 2026 it would have got easier. We live to fight another day!

I agree, I just can’t understand it. I would not be able to repeatedly ignore emails or phone calls from customers! I’d be reprimanded! Solicitors appear to be a different breed who seem perfectly content in just turning a blind eye to increasingly desperate emails for news or confirmation on and where we are.
If we don’t exchange soon, the development where we are buying our house from are going to start to get fed up and we could lose our purchase.
These are people’s lives!!

I have to send endless emails and make numerous calls to get any action at all, and every time it seems to be someone different actually doing something, so I’ve had zero consistency/continuity. Chain of 3 and we started the conveyancing process early August, no fucking end in sight yet. I’ve sent 5 emails explicitly asking if a certain date to aim for completing on is feasible and they just haven’t responded, not sure how people get away with it. I’ve not even had a single email from my actual solicitor, it’s just been numerous legal assistants at every stage. I’m ready to kill 💀💀💀

Its beyond a joke, even if you had a text saying they got the info and it will take 2 weeks to sort, its not great but it gives you something. The silence is worse. Plus you cant do anything, this is the 3rd week we thought we were exchanging, so ive been rushing to pack everything because once we exchange I need to find somewhere to live, I have a child, things take time to organise.

I constantly feel sick, I’m so afraid it’s going to fall through. I’m just desperate to exchange now for peace of mind.

Hugs, i hear you and feel the same, this is why we cant even offer on a onward home until we exchange. The money and the stress. We did offer on a home at the start jt was a dream home to downsize to, stupidly id mentally moved in, excited. Then the council school admissions informed us there was no place for my son despite the school saying they had a place. Council wouldnt have any of it. We had to retract the offer, cried for days. My fault for jumping the gun so we agreed to wait to find an onward. Ive no joy in this process at all.
Maybe to try and control the situation can you ring your onward property and ask them what is the cut off date so you are fully informed. You might find they will wait for you. Gives you a bit of breathing room.

Solidarity, everyone. I’m still waiting for a date for exchange and getting wooly updates from my solicitor. Apparently the buyer’s solicitor is incapable of giving an update of what stage the signed contract is at, so by extension mine knows nothing. Which is handy for both the solicitors, living in blissful ignorance, nothing their fault, beholden to no-one. Jokers.

Its this cloak and dagger shit that gets on my nerves, zero accountability. They say the law is an ass and it sure is.

Update on my saga, yesterday would have been exchange date if we want to complete when they wanted. Contacted estate agents who sent the msg, they said buyers THINK they are ready ffs, so that means nothing, solicitor hasnt said they are ready. Honestly the info from this estate agent is as good as a choc teapot. Its them who are getting jittery because they want their money so decided to intervene when they have done f all through the coveyancing. Seriously I was so close to telling them to F off and butt out. They are like we can push this week, its thursday wtaf. Have they spoken to the solicitor, nope. Oh very informative. Im getting angry now, paying them thousands for this shit.
