Is it normal for letting agents to request documents before a viewing?

Just looking for input into dealing with rental agents really. We have been looking for a new flat and some of the requests we have been getting from one of the agents seem unreasonable. Just wondering if this is the new norm?

First they used a WhatsApp AI bot to respond to our viewing request which asked if we had served notice to our LL as this would "help our application" and then for the LLs details so they could offer their services. This is before even booking the viewing. I declined this and it carried on.

I've now booked the viewing for this afternoon and the email says make sure you bring your passport and other relevant documents to carry out right to rent checks should you wish to proceed... again we haven't even VIEWED the property... I'm not taking documents with me as these can be shared if we decide to proceed, but is this really normal now. Would you consider this a red flag for this agent?

from there point of view why a viewing if they don’t know if there eligible to rent it

Taking documents so they can get the process starting is quite normal.
Recently, I've had agents asking me to complete lengthy and intrusive application forms before even shortlisting me for viewings so that's a no from me.

I've not even arrived at the viewing and they've sent me the offer form and request for documents. 😂

They are required to perform checks, including ID (separate from affordability), under the Money Laundering regulations. Until these are passed, any offer you make can't be processed/accepted, so by asking you for the ID now, they're potentially avoiding delays later.

I appreciate this and am aware of their requirements, just surprised how pushy they have been before even seeing the property. Understand they will need this to review an offer and would of course provide it. Guess I haven't had the pleasure of flat hunting for a while so am out of touch. Depressing.

Some firms are quicker than others with the checks, I'd guess they want to ensure there's no delay if you make an offer because the checks aren't done. Equally that doesn't mean their methods work for you. They probably also hope you'll be more loyal to them if you've passed their checks rather than go through the same again with another Agent.

We are looking to rent. Not in a position to buy yet sadly.

The place we viewed was really awful. No works done and in a right state. I can't believe the prices they are asking right now. I was lucky with my current flat to have a responsible landlord. Really wish I didn't have to move but we have outgrown the space.
